Relatively Rare 3 Bedroom J Floorplan Hits the Market in Fusion

5403 W 149th Place Unit#11, Hawthorne – Listed at $920,000

The latest home to hit the market in Fusion South Bay is a relatively rare 3 bedroom J floorplan which is the largest floorplan in the community.  The J floorplan offers 3 bedrooms and 2 1/2 baths on one level which is also unique for Fusion.  The pros of the J floorplan are that it’s single level and offers some great open spaces as well as one of the larger decks available.  It’s located above the other 3 bedroom layout which is the G floorplan so nobody above in this layout.  The one drawback is that this unit has lots of stairs from both the front door and especially from the garage.  Once on the living level it’s great but there’s definitely quite a few stairs to get there.  The home at 5403 W 149th #11 is priced at $920,000 which would make it the highest priced home of all time in the community.  Another  Fusion 3 bedroom J floorplan sold in December for $911,500 but in our opinion had a superior location.  As with all of the homes in Fusion this home has central air and heat and is served by the highly rated Wiseburn School District.

One Goes Into Escrow While Another Hits the Market

Well it was only a few days ago that we mentioned the new townhome on the market at 5506 #15 which was a D floorplan with 2 bedrooms and 2 baths.  It had only been a few days and  it’s now in escrow.  That’s the bad news…….

The good news is that another D unit with even nicer upgrades just hit the market.  Don’t expect this one to last long as it’s priced $20K below the one that just went into escrow very quickly.  This latest listing is a D floorplan which is the middle range of the 2 bedrooms in terms of square footage.  The D layout offers a nice living level with a good sized living room, dining area and larger kitchen with center island.    The unit features a nice  clean look with hardwood floors, granite counters and beautiful cabinetry.  As with all of the homes in Fusion at South Bay, this one has air conditioning and kids attend the award winning Wiseburn School District.

There hasn’t been much to get excited about with so few homes for sale in Fusion South Bay but a new listing just hit the market as of April 9.    This latest listing is a D floorplan which is the middle range of the 2 bedrooms in terms of square footage.  The D layout offers a nice living level with a good sized living room, dining area and larger kitchen with center island.    The unit features a nice  clean look with hardwood floors and white kitchen cabinets  and countertops.  It’s located  on the quietest side of the community and is definitely worth a look.

The Tale of Two Different Markets in Fusion During 2020

What an unusual year it was for  home sales in Fusion during 2020.  What started off to be an record setting year (not in a good way)  turned dramatically in June.  There were 18 home sales last year and amazingly the first closed sale did not happen until June.  There was not a single closed home sale for the first half of the year  with all 18 sales happening in the 2nd half.  Take a look at the “sold date” on the homes below.  It really was the tale of two markets.

New C Floorplan Hits the Market in Gated Fusion

5507 w 149th Place #16, Hawthorne CA

A newly listed C floorplan just hit the market as of 1/25 and it’s clear that this one isn’t going to last long. It’s a beautiful upgraded unit with hardwood floors, granite counters, custom tile in the bathrooms, and dark cabinetry throughout. The C floorplan is one of the smaller layouts but offers a spacious and flexible living/dining area. Unlike other floorplans with an obvious living room and dining room, the open layout is more of a blank slate allowing the owner to design interior spaces in a variety of ways. 5507 #16 is in a bit of a challenging location but that’s clearly not going to deter buyers. It’s currently listed at $775,000 but we are anticipating this selling well over the list price given the low inventory and clear demand for this layout.
