It’s been a good week for home buyers that are searching for something in the gated community of Fusion.  After a dramatically slow start to the year with no homes listing until April, there’s now a second listing in the past week.  While the other was a larger E floorplan at 5405 W 149th Pl #4, this new listing is the smallest layout in the community and hits the market at $799,000.

Hawthorne Home Sales Report for Octobergated community of Fusion South Bay townhomes and condos

There were 22 home sales and closed escrows in Hawthorne last month meaning it was, yet again, another strong month for home sales.

The average listing price was $975,645 with the average sold price at $982,841 which was a big jump from $884,541 in September.

Homes that sold averaged $732 a square foot which was well up from $653 in September.  The  homes that sold averaged 43 days on market before going into escrow.

Of the 22 homes that sold  one was in the gated community of Fusion.  There 11 were in Hollyglen Del Aire with three of those being located in the gated community of Three Sixty. There were 4 sales in the Bodger Park area.

One of the things that makes Fusion so popular is that it’s located in the Hollyglen neighborhood of Hawthorne.  This is the most sought after neighborhood inHomes for sale in Lawndale California Hawthorne with it’s own school system and more.  It’s always helpful to keep an eye out not just on Fusion home sales, but home sales and prices in the neighborhood as well.

It was another strong month for home sales in Hollyglen and Del Aire both in terms of the number of homes that sold as well the prices that they sold for.  There were 7 homes that closed escrow during August with an  average “asking” price was $1,057,571 and an average sales price of $1,057,857.That means that homes generally sold right at full price.

Of the 7 homes that sold last month, 1 was in Fusion South Bay.  The 2 bedroom B layout unit at 5509 W 149th Place #8 sold for $860,000.

What a year it’s been for 3 bedroom homes in the gated community of Fusion South Bay!  There were no 3 bedrooms sold in 2022, 3 in 2023 (which was a big year) and already this year there have been 3.

Now that unit #13 is back on the market there are actually 2 three bedroom units for sale.  The ogher is a larger 3 bedroom J unit hit the market priced at a potential record $1,199,999 located at 5509 W 149th Pl #6.

5404 W 149th Place Unit#13 is a 3 bedroom G floorplan (slightly smaller than the J)  that  was originally on the market at $1,075,000 back in April and has been on and off since.  The home is back and now priced at $1,029,000.  The location isn’t as good as it’s in the corner of the community that is adjacent to some industrial land, but the unit itself is beautiful.  Some of the highlights include wide plank wood flooring, granite counters and stainless appliances in the kitchen, updated bathrooms and more.  The G layout is a bit different than the J with a split level living room area.  The living room is on the entry level and then you head up some steps to the kitchen, dining and bedroom level.

The latest home sale in  the gated community of Fusion South Bay was an all time record for this layout.  One of the two smallest floorplans in the complet, this “B” layout offered 2 beds, 2 baths and a bit over 1,000 square feet.  The B layouts are located above the similar sized A floorplan.

The previous record for this size unit was $844,000 and was the sale of an “A” floorplan back in 2022.

The home was in nice condition but was, by no means, the nicest or most updated unit we’ve seen so this was an impressive price indeed!  The home was only on the market for 5 days before going into escrow.  The home was listed by Paul Buller.

As with all condos and townhomes in Fusion, the home featured central A/C and is part of the award winning Wiseburn School District.

The last A or B floorplan to sell sold at the beginning of the year for $780,000 located at 5400 W 149th Place Unit#11.
