Welcome to Octobers real estate report and recap for homes in Hawthorne CA. October definitely showed signs of a slowing market compared with the previous October. There were 54 active home listings on the Hawthorne MLS compared with 28 last year which means inventory is starting to sit for a while. Only 18 homes went into escrow compared with 31 in 2021 and only 15 homes sold in October 2022 compared with 43 last year!. Median prices were up however with a median home price of $928,000 compared with $810,000 last october.

One of the aspectst that makes the gated community of Fusion South Bay so sought after is the fact that it’s in the neighborhood of Hollyglen and serviced by the award winning Wiseburn School District. On that note it’s great to see what the rest of the Hollyglen/Del Aire real estate market is doing. It was a great month for the real estate market of Hollyglen and Del Aire in the South Bay city of Hawthorne CA. There were 13 closed sales during the month compared with 12 in March.
The average “asking” price was $1,107,615 with a median “sold” price of $1,182,154 meaning that most homes sold WAY above the asking price. The median price per foot was $868.

It was a big month for closed home sales in Hawthorne with 31 closed sales compared with only 24 in February. Two of the 31 homes that sold were in Fusion with a 2 bedroom D townhome at 5402 w 149th Pl #17 closing at $889,000 (listed for $949,000) and a 3 bedroom home at 5405 w 149th #12 closing at an impressive $1,023,750 . The average “list” price was $864,481 with the average sold price at $918,987 meaning that, in general, homes sold well higher than the list price. September was a great month for the Hawthorne CA real estate market.
