The weather never cooled off…..and neither did the real estate market

The Hawthorne real estate market impressed once again in September with 21 homes closing escrow. 3 of the 21 homes that sold were in Fusion which is the highest number of sales in a month in years!

The average asking price for homes that sold during the month was $1,017,233 with thehe average sold price at $1,008,857. Homes sold at 100.6% of the asking price. $673 was the average per foot and homes averaged 44 days on market before going into escrow.

One of the two homes sold in Fusion during January was s a larger E townhome style floorplan offering 2 bedrooms and 2 1/2 bath. This layout features a 1st floor living room with a few steps up to the dining and kitchen areas. Upstairs are 2 bedrooms each with en suite bath along with the laundry area. With approximately 1,410 square feet this is one of the larger 2 bedroom layouts in the community.

5506 #4 has some original builder upgrades but most finishes were the builder base package…..white cabinets, white countertops. It was well maintained and in nice condition.

The multi level home was listed at $929,000 back in November and sold for full price.

As with all of the condos and townhomes in Fusion the community is served by the award winning Wiseburn School District.

All we can say is wow. Listed by Richard Eldred of Coldwell Banker Residential, 5403 W 149th Place #6 just sold for the highest number of all time in the gated community of Fusion at South Bay. The home was listed at $1,155,000 which not ironically was the previous highest sale number. 5404 W 149th Place Unit#7 was another J unit that was listed at $1,099,000 and sold for $1,155,000 back in June of 2023.

5403 W 149th #6 was a very nicely upgraded condo and in a nice location within the community as well. . This home has a number of really nice features including updated hickory hardwood floors, granite counters in the kitchen, fresh paint, stainless appliances and remodeled bathroom. The listing mentioned a half bath on the “lower” level but we’re not sure what they are referring to as we’ve never seen that in any other J unit and there is no lower level that we’ve ever seen.

As with all of the condos and townhomes in Fusion the community is served by the award winning Wiseburn School District.

Community amenities include a very nice pool and spa, small playground, half basketball court and an abundance of landscaped walking paths.
