In an exciting 7 days there are now 2 homes for sale in the gated community of Fusion South Bay!

Record low inventory has been the main story in  Fusion in 2023 until last week.  First a 2 bedroom “plan c” home was listed at 5403 W 149th Pl #1 priced at $895,000 and today we see an “A floorplan” at 5408 W 149th #7 hit the market at $799,000.  This is great news for buyers in this Manhattan Beach adjacent community.

The A flooplan in Fusion is the smallest of all the layouts and as top Fusion Realtor Keith Kyle mentions, “it’s an ideal unit for those trying to transistion from renter to buyer”.   One of best attributes of the A layout is that it has a very large outdoor deck with space for seating and dining….or a variety of other things.

Well we’re back to ZERO listings for sale in the gated community of Fusion.  There have certainly been slow times in the past but nothing quite like this.

The most recent, and only, home for sale in Fusion was a clean and bright D layout that was listed for $895,000.   We didn’t envision this taking too long to sell given there is nothing else, and has been nothing else for sale in the community.

The home  is a  nicely updated and  “D floorplan”(click to see floorplan) with both bedrooms on the top level.  As with just about every layout in Fusion the tax records and builder layouts show a slight discrepancy on square footage.  Builder data shows 1,331 but tax records show 1,240 sq feet.

As with all of the condos and townhomes in Fusion the community is served by the award winning Wiseburn School District.

Community amenities include a very nice pool and spa, small playground, half basketball court and an abundance of landscaped walking paths.

New to the market as of 7/6 is a fairly rare C floorplan 2 bed 2.5 bath townhome in the gated community of Fusion South Bay.  We don’t see all that many C units hit the market.  What make the C floorplan notable is that it offers probably the largest open layout of any two bedroom layout in the community.  The main level (on the second floor) is one big open space with nothing separating the kitchen, dining and living room.   It’s ideal for most and a bit odd or some as it’s SO open.  Usually the placement of furniture goes a long way but however it’s laid out it’s a great space.   Lowest level consists only of the side by side 2 car garage (there is a wall in between the 2 single doors).   Main level offers the big open space as mentioned earlier along with 1/2 bath.    Top floor offers the primary suite along with a guest bedroom as well as side by side laundry closet.  Another nice feature of the C floorplan is that it has a fairly nice sized balcony/patio along with a second narrower covered balcony.

The last sale of a C floorplan unit was $860,o00 in October of 2021.  That one was quite a bit more upgraded and a better location within the community.

As with all condos and townhomes in Fusion, the home has central A/C and is part of the award winning Wiseburn School District.

The newest listing in Fusion just recently hit the market priced at $819,000.  This is the smallest of the layouts in Fusion with just over 1,000 square feet* on two levels.  The “A” floorplan is often a great transition for those coming from a rental apartment to ownership as it’s also the least expensive layout.  Walk in to a small but efficient living/kitchen/dining area.  The kitchen has some nice upgrades and opens to the room making for a nice open layout.  Downstairs has a full bath to serve both the downstairs bedroom as well as for guests.  Upstairs has the second bedroom along with private bath.  The A floorplan offers a very large outdoor deck, and has a one car detached garage with a second assigned outdoor space.
