We’re not sure why it’s happening but 2024 has been the year of the 3 bedroom! It’s only April and this is the third 3 bedroom unit to hit the market. In most years three bedrooms have been extremely rare to hit the market. Whatever the reason we’re glad to see some homes hit the market after 2023 had fewer listings than any other year on record.
This newest listing is a nicely located 3 bedroom J floorplan which is the largest layout in all of Fusion. The square footage is always somewhat unclear as most realtors will markeet the J floorplan as having 1,790 square feet per the builders original sales presentation, but tax records indicate 1,660. In our experience it’s generally somewhere in between the two. That said all of the J units are the same size in reality despite the discrepancy.
The unit for sale is listed at $1,199,000 which would make it the highest sale price of all time. The previous high is $1,190,000 and $1,155,000. Another J unit just closed escrow located at 5507 W 149th #11. That unit had a bit of a location question (it faced the MTA transit maintenance building…..this new listing faces the interior of the community) market but sold for $1,150,000.
As with all of the condos and townhomes in Fusion the community resides in the highly sought after Hollyglen neighborhood of Hawthorne and is served by the award winning Wiseburn School District.
Community amenities include a very nice pool and spa, small playground, half basketball court and an abundance of landscaped walking paths.

2024 is shaping up to be much more active than 2023 for the Fusion South Bay real estate market as there have already been several homes on the market. Just this past 7 days there have been two new listings…..both farily rare 3 bedroom units. The first listed about a week back and is a J floorplan with 3 bedrooms and 2.5 baths at 5507 W 149th Pl #11. That listing is priced just below $1,150,000.
This home last sold in 2018 for $844,000 and we were actually the listing agents at the time so we know this one well.
This newest listing is a slightly smaller G floorplan with somewhere between 1,410 (sq footage on tax records) and 1,510** (builder plans). This discrepancy is always the case in Fusion and it’s best to have the appraiser measure if it’s a concern.
The unit itself is highly updated and really has a custom look rarely seen in the community. Most of the heavy lifting was in the bathrooms as they’be been extensively remodeled and don’t look much like the original baths. The kitchen is a bit more original but with newer appliances and custom backsplash. Paint colors are bold and give it even more custom feel. One nice aspect to the G floorplan is that the living room (split level design between living and kitchen/dining) has very high ceilings and floor to ceiling windows so loads of light which makes it feel even larger.
These appear to be the original owners as the only past sale was in 2008 directly from the builder, Centex. The last “G” floorplan to sell was at 5514 W 149th Place Unit#12 and was listed or $1,075,000 and sold for $1,020,000

This 3 bedroom “J” floorplan is the largest square footage of all the Fusion layouts and at $1,155,000 is looking to set a new sales price record. The list price is clearly based off of the sale of 5404 W 149th Place Unit#7 which was listed at $1,099,000 and closed at $1,155,000 back in June.
5403 W 149th #6 is a very nicely upgraded “J layout”(click to see floorplan) with a major selling point of having all living spaces on one level. The one tradeoff is that there are lots of steps from the garage as the J units sit above the G 3 bedroom units. This home has a number of really nice features including updated hickory hardwood floors, granite counters in the kitchen, fresh paint, stainless appliances and remodeled bathroom. The listing mentions a half bath on the “lower” level but we’re not sure what they are referring to as we’ve never seen that in any other J unit.
