The “A” floorplan in Fusion is the smallest layout and often a pretty ideal for those transitioning from being renters to owners. With a little over 1,000 square feet this layout makes good use of space with an open style floorplan. The A and B units are very similar but the A unit (which sits below the B units in each building) has a first floor bedroom with a primary bedroom on th second level above. The A and B units each offer a one car garage and an assigned street parking spot, but garages are not attached to the units.

It has been a while since there was a listing on the market or a sold home in Fusion South Bay. And when we say a while…….we mean a long while. The last sold home in the gated community closed in August of 2022. For a community that generally averages about 20 sales a year this is extraordinary.
For some reason the realtors on this one have it currently (as of 3/17) listed in Manhattan Village which it is definitely not in (it’s not in Manhattan Village or even Manhattan Beach….it’s in the Hollyglen neighborhood of Hawthorne). This is a really nicely updated and remodeled “D floorplan”(click to see floorplan) with both bedrooms on the top level. As with just about every layout in Fusion the tax records and builder layouts show a slight discrepancy on square footage. Builder data shows 1,331 but tax records show 1,240 sq feet.
As with all of the condos and townhomes in Fusion the community is served by the award winning Wiseburn School District.
Community amenities include a very nice pool and spa, small playground, half basketball court and an abundance of landscaped walking paths.

One of the most recent sales in the gated community of Fusion in Hollyglen Hawthorne, was a 2 bedroom upper floor condo that just closed at an impressive $850,000.
The B floorplan offers 2 bedrooms and 2 baths with a little over 1,000 sq feet. The B units sit above the similar A floorplans.
The condo offered some nice original upgrades including hardwood floors, granite counters and stainless appliances. The home was priced at $879,000 and sold at $850,000 which is an incredible number given that the previous B unit sold at $760,000 although that was over a year ago and a very different market.
As with all condos and townhomes in Fusion, the home has central A/C and is part of the award winning Wiseburn School District.

March 2022 saw two home sales in the gated community of Fusion South Bay. Both sold below the original asking prices but both sold at very
impressive numbers just the same. 5405 w 149th Pl #12 was a 3 bedroom G floorplan with a split level living area and all 3 bedrooms on the same level. The MLS info showed 1,410 square feet but original builder plans indicate over 1,500 square feet. The home offered 2 outdoor patios and a nice open kitchen area. As with all of the condos and townhomes in Fusion this home has A/C and is the award winning Wiseburn School District boundaries.

2021 Real Estate Recap – Home Sales In Fusion
Take a look at all of the homes that sold in Fusion during 2021. The year started off strong with quite a few homes hitting the market and selling but there were very
few listings towards the end of the year. Overall it was a good year with 20 on market (MLS) home sales. The average asking price was $821,000 with the average sold price at $837,000 for the year….both are very big numbers compared with historical prices. Homes averaged a very short 11 days on the market before going into escrow.
