as a “coming soon” listing. This 3 bedroom “J” floorplan is the largest square footage of all the Fusion layouts and at $1,155,000 is looking to set a new sales price record. The list price is clearly based off of the sale of 5404 W 149th Place Unit#7 which was listed at $1,099,000 and closed at $1,155,000 back in June.
5403 W 149th #6 is a very nicely upgraded “J layout”(click to see floorplan) with a major selling point of having all living spaces on one level. The one tradeoff is that there are lots of steps from the garage as the J units sit above the G 3 bedroom units. This home has a number of really nice features including updated hickory hardwood floors, granite counters in the kitchen, fresh paint, stainless appliances and remodeled bathroom. The listing mentions a half bath on the “lower” level but we’re not sure what they are referring to as we’ve never seen that in any other J unit. Some of the highlights of this layout are the open floorplan, living spaces and bedrooms on the same level, larger balcony than normal and huge windows in the living and dining areas.
As with all of the condos and townhomes in Fusion the community is served by the award winning Wiseburn School District.

It’s time to celebrate as the historically slow market in Fusion and listing drought is over….at least temporarily. There is finally something to talk about and mention in the community with the listing of this G layout 3 bedroom home.

The “A” floorplan in Fusion is the smallest layout and often a pretty ideal for those transitioning from being renters to owners. With a little over 1,000 square feet this layout makes good use of space with an open style floorplan. The A and B units are very similar but the A unit (which sits below the B units in each building) has a first floor bedroom with a primary bedroom on th second level above. The A and B units each offer a one car garage and an assigned street parking spot, but garages are not attached to the units.

It has been a while since there was a listing on the market or a sold home in Fusion South Bay. And when we say a while…….we mean a long while. The last sold home in the gated community closed in August of 2022. For a community that generally averages about 20 sales a year this is extraordinary.
For some reason the realtors on this one have it currently (as of 3/17) listed in Manhattan Village which it is definitely not in (it’s not in Manhattan Village or even Manhattan Beach….it’s in the Hollyglen neighborhood of Hawthorne). This is a really nicely updated and remodeled “D floorplan”(click to see floorplan) with both bedrooms on the top level. As with just about every layout in Fusion the tax records and builder layouts show a slight discrepancy on square footage. Builder data shows 1,331 but tax records show 1,240 sq feet.
