After some very slow months in the gated community of Fusion South Bay, there is reason to celebrate with another home soon to hit the market. This upcoming home is due to hit the market and start showing on 10/2 (subject to change). 5403 W 149th #6 is a very nicely upgraded “J layout”(click to see floorplan) with a major selling point of having all living spaces on one level. The one tradeoff is that there are lots of steps from the garage as the J units sit above the G 3 bedroom units. This home has a number of really nice features including updated hickory hardwood floors, granite counters in the kitchen, fresh paint, stainless appliances and remodeled bathroom. The listing mentions a half bath on the “lower” level but we’re not sure what they are referring to as we’ve never seen that in any other J unit. Some of the highlights of this layout are the open floorplan, living spaces and bedrooms on the same level, larger balcony than normal and huge windows in the living and dining areas.
As with all of the condos and townhomes in Fusion the community is served by the award winning Wiseburn School District.
Community amenities include a very nice pool and spa, small playground, half basketball court and an abundance of landscaped walking paths.

2021. As of this post there have been only 8 closed sales in Fusion in 2022…..and the last one sold at the beginning of September. We’ve posted in the past about year over year comparisons and every year since 2014 there have been about 18 homes a year that sell so six……is a bit off of the mark.
149th Place Unit#7 was pulled off of the market this week. 
90250. The unit is well priced (compared with the recent sale of another B unit at $850,000) at $815,000. 
layouts and it has a fairly nice layout. The first floor consists of only the entry as well as the 2 car garage. Head upstairs to the living level with a decent sized living room opening to both the dining room and spacious kitchen as well as laundry and pantry. The top level features a primary suite along with guest bedroom. The only odd part of the layout is that the guest bath, which serves both the guest bedroom and the living spaces…the bathroom is actually midway up the stairs so the layout is odd in that regard. The home itself is in nice condition and other than the rather bold color choices.
