It’s been a slow year for home sales in the gated community of Fusion South Bay, but August 2021 was definitely a different situation. 3 of the homes that sold in Hawthorne were in Fusion and the prices were pretty incredible. Demand has remained high as this small community with buyer’s clamoring to get something somewhat affordable in the South Bay. Take a look below at the three homes that sold. The newest additon to the Fusion real estate market is a new “A” floorplan unit located at 5512 W 149th #7. The A unit is one of the two smallest layouts with 2 bedrooms and 2 baths and just over 1,000 square feet. Priced at $699,000 it’s priced quite a bit higher than the last “B” (similar size and layout) that was aggressively priced at $650,000 but quite a bit less than the other unit on the market that was just reduced from $749,000 to $719,000.

It’s certainly not an easy time to predict what the real estate market in Fusion South Bay is going to do. This is normally when the market starts picking up steam but
the coronavirus certainly slowed that down dramatically. At the beginning of 2020 there were no homes for sale for months. Then all of the sudden there were 3 and none sold immediately (one sold quickly but fell out of escrow). Now 2 of the 3 have sold and the reason the 3rd is likely still on the market is the price. We’ve discussed this one in the past but at $749,000 it doesn’t appear that they priced it on the recent sales or market value.
This will be a good turn of events for sellers, but buyers may have missed their very short chance to take advantage of slightly higher inventory and lower demand.
Maybe this is the start of the turnaround we’ve been waiting for but two new listings hit the market this week in the gated community of 
Fusion South Bay. Both of the Fusion homes for sale are 2 bedroom homes. The newest listing is a D floorplan priced at $799,000 and located in the 5510 building #15. This home offers 2 bedrooms, 2 baths and approximately 1,240 square feet. The other home is one of the smaller “A” floorplans with 2 bedrooms and 2 baths on 2 different levels. While we may sound like a broken record, it still amazes us just how few homes have come up for sale in Fusion over the past 6 months. There hasn’t been a home on the market since November which is not good for home buyers looking in this gated community.
What is the reason there are so few homes for sale in Fusion?
Simply put….we’re just not really sure. It’s an incredible market for sellers as prices keep rising and pent up demand means lots of buyer competion, but that just hasn’t led to new listings.
We had hoped that the new year would bring new listings but that hasn’t been the case. A somewhat dated thought is that the market really picks up after the Superbowl when buyers and realtors really get back to the swing of things.
