D Floorplan in Fusion Sells Way Above List at $938,300

The most recent home sale in the gated community of Fusion just closed escrow at $938,300 which was dramatically above the list price of $895,000.  This was the highest priced home sale for a 2 bedroom plan D that has ever recorded.  The previous high sale was also the last which closed at $899,610 in March of 2022.

Unfortunately we’re now back to ZERO listings for sale in the gated community of Fusion.  There have certainly been slow times in the past but nothing quite like this.

The home was a  nicely upgraded  “D floorplan”(click to see floorplan) with both bedrooms on the top level.  As with just about every layout in Fusion the tax records and builder layouts show a slight discrepancy on square footage.  Builder data shows 1,331 but tax records show 1,240 sq feet.

As with all of the condos and townhomes in Fusion the community is served by the award winning Wiseburn School District.

Community amenities include a very nice pool and spa, small playground, half basketball court and an abundance of landscaped walking paths.

Fusion Real Estate Market Getting It’s Mojo Back?

It’s certainly not an easy time to predict what the real estate market in Fusion South Bay is going to do.  This is normally when the market starts picking up steam butFusion townhomes and condos  the coronavirus certainly slowed that down dramatically.  At the beginning of 2020 there were no homes for sale for months.  Then all of the sudden there were 3 and none sold immediately (one sold quickly but fell out of escrow).  Now 2 of the 3 have sold and the reason the 3rd is likely still on the market is the price.  We’ve discussed this one in the past but at $749,000 it doesn’t appear that they priced it on the recent sales or market value.

This will be a good turn of events for sellers, but buyers may have missed their very short chance to take advantage of slightly higher inventory and lower demand.
