The latest, and currently only, home on the market in Fusion is a 2 bedroom E floorplan that hit the market at $899,000. The E floorplan is a fairly popular layout with a 2 car attached garage, fairly large living room and both bedroom on the upper level. This unit is in one of the better locations in the community. *The square footage is listed by the agent at 1,370 based on the tax records but builder info shows 1,419 square feet. The home is in nice condition with some original builder upgrades. As with all of the condos and townhomes in Fusion this home has A/C and is the award winning Wiseburn School District boundaries.

March 2022 saw two home sales in the gated community of Fusion South Bay. Both sold below the original asking prices but both sold at very impressive numbers just the same. 5405 w 149th Pl #12 was a 3 bedroom G floorplan with a split level living area and all 3 bedrooms on the same level. The MLS info showed 1,410 square feet but original builder plans indicate over 1,500 square feet. The home offered 2 outdoor patios and a nice open kitchen area. As with all of the condos and townhomes in Fusion this home has A/C and is the award winning Wiseburn School District boundaries.

It was a big month for closed home sales in Hawthorne with 31 closed sales compared with only 24 in February. Two of the 31 homes that sold were in Fusion with a 2 bedroom D townhome at 5402 w 149th Pl #17 closing at $889,000 (listed for $949,000) and a 3 bedroom home at 5405 w 149th #12 closing at an impressive $1,023,750 . The average “list” price was $864,481 with the average sold price at $918,987 meaning that, in general, homes sold well higher than the list price. While it may not seem like it if you’re a frustrated home buyer, not every home sells above the asking price these days. 5402 w 149th #17 just closed escrow and is a good example. It was priced very aggressively when it first hit the market at just under $950,000. That was a big number for this layout but stranger things have happened lately. After about 2 weeks on the market it was reduced to $899,000 and quickly went into escrow and closed for $889,610. Either way this is still an impressive number and clearly is still a seller’s market.
The D floorplan has a very nice living level with a fairly spacious living room that opens to the dining area and large kitchen. One of the biggest challenges to this layout is that the “guest” bath which services both the living level and one of the upstairs bedrooms is actually on the middle landing of the stairs between the two levels so it’s somewhat unusual but certainly works. Both bedrooms are upstairs with the guest bedroom using the bathroom below as mentioned.
As with all condos and townhomes in Fusion, the home offered central A/C and is part of the award winning Wiseburn School District.
*As with every layout in Fusion there’s a bit of confusion to the square footage as original builder plans show 1,331 square footage but the tax records indicate 1,240 sq feet.

The newest listing in Fusion just recently hit the market priced at $929,000. This is a beautifully updated 2 bedroom E floorplan townhome with both bedrooms on the upper level. This is a fairly popular floorplan as most spaces and rooms are fairly large and the living room offers high ceilings giving it wonderful natural light. This home has been extensively updated and is not your typical original builder finishes. Some of the upgrades include incredible Miele appliances, including a 3-Door refrigerator/freezer/wine Display, 6 burner stove, cabinetry upgrades with custom storage, quartz countertops, acacia hardwood floors and more. The home has a 2 car attached garage. The only challenge with this unit is the location as it overlooks the So Cal Edison substation outside the Fusion property. The owners and the community have done an admirable job in hiding it but it’s definitely a presence.
As with all condos and townhomes in Fusion, the home has central A/C and is part of the award winning Wiseburn School District.
