It’s nice to finally have some homes to talk about in the gated community of Fusion. There were two closed escrows during January 2024 which is a great start to the year. On of the two that sold was a smaller 2 bedroom unit at 5400 W 149th Pl #11.

5400 W 149th #11 was a very nicely updated and well maintained “A layout”(click to see floorplan) which the smallest layouts in the community. This floorplan offers a compact and efficient living room/dining room/kitchen downstairs along with a full bath, guest room and stackable laundry closet. Upstairs is the primary suite so it makes for a pretty appealing layout for roomates or people that have guests staying with them. One of the really nice features of the A floorplan (as opposed to the B floorplan above) is that the balcony/patio out front are some of the largest of all floorplans and very usable.
The A and B units offer pretty narrow one car garages that are just seconds away but are not attached so no direct access from the home. In addition to the 1 car garage owners of A units have a designated parking spot out front.

Welcome to the January recap for real estate in Hawthorne CA . The number of homes that sold dropped to 13 on market closed sales compared with 18 in December 2023.
The average asking price for the homes that sold was $880,667 with the average sold price at $874,917 which were both impressive numbers.
Of the 13 home sales there were 2 Fusion townhomes that sold in January. The first was the smallest 2 bedroom A floorplan at 5400 W 149th Pl #11, Hawthorne which closed at $780,000 with the other a larger E layout 2 bedroom at 5506 w 149th Pl #4 that sold for $926,000

The newest listing in Fusion South Bay is another 2 bedroom “D” floorplan listed at $965,000. The other home currently on the market is a more upgraded D unit listed for $1,0250,000.
This latest home is listed by the owner who is apparently a realtor. Normally we could see this selling at their asking price but between the quality of the photos, reduced commission, unnecessarily challenging showing restrictions (no lockbox and vacant but needing 24 hour notice to see_ and the listing showing it in north Hawthorne as opposed to the correct Hollyglen location (huge difference) they may likely made things a bit more challenging for themselves. **Please note this is purely our opinion
The unit itself seems to be in pretty original condition without many original (or owner) updates or upgrades but again it’s very hard to tell based on the quality of the photos. Presentation and marketing are important as this home will likely discover.
Having said that the “D” floorplan is still a popular layout for several reasons……the living area is fairly large, has a large and open kitchen, a large laundry/storage area off of the kitchen and both bedrooms are on the same level.
As with all of the condos and townhomes in Fusion the community is served by the award winning Wiseburn School District.

Fusion Real Estate & Home Sales – 2023 Year in Review
It was a VERY slow year for the number of homes that sold in Fusion South Bay with only 6 condos and townhomes closing escrow during 2023. Average list prices
for the homes that sold was $986,333 with the average sold price at a very impressive $1,003,050. Not surprisingly the days on market was very short at only 21. With so few homes for sale demand was definitely there for anything that was listed.
Fusion is one of the premier gated communities in the South Bay due to it’s location in Hollyglen, Hawthorne, the fact that it’s Manhattan Beach adjacent, and the great schools of the award winning Wiseburn School District.
