18 Sold Homes in October at $902,061 Average PriceHawthorne homes for sale

October was another solid month for the real estate market in Hawthorne California.  There were 18 home sales compared with 22 in September.

The average asking price in October was $912,144 with the average sale price at $902,061 which was a drop from September’s $949,167 average price.  Homes sold slightly below full price.

Homes averaged $676 per square foot and homes averaged a fairly lengthy 71 days on market before going into escrow.

Unfortunately none of the home sales were located in the gated community of Fusion at South Bay.  That said there are a few active townhomes / condos for sale in the  community.  Search the current homes for sale in Fusion South Bay.

Hawthorne Real Estate July Recap5408 and 5410 W 149th Place in the gated coommunity of Fusion

The Hawthorne CA real estate market in July was solid with 17 homes homes closing escrow.  That was a bit of a dip from the 20 in Jun and 25 in May.  Of the 17 homes that sold only one was in the gated community of Fusion South Bay.  (highlighted in orange below.)

The average “asking” price was $1,061,074 with the average sold price at $1,064,206.  This was even higher than an impressive $1,050,540 in June and May’s  $1,018,497 average.

2023 Year in Review – How Fusion Home Sales Compared with Prior Years

As we mentioned in a recent blog post, home sales in the gated community of Fusion South Bay was at an all time low. We thought that 22 was historically slow withFusion South Bay townhomes for sale in Hawthorne only 8 sales but that was proven outdated as 2023 saw only 6 homes sold in the year.  Compare that to the biggest year of 2021 with 21 sold homes and you can see just how slow it is.

That said the home prices continued to go up and go up dramatically (keep in mind that very few sales means each sale impacts the median and average numbers more dramatically).  The median sold price was almost $1,000,000 at $979,150 compared which was almost $100K higher than 2022 and $170,000 more than 2021.

Average home price for the 6 homes that sold was an immensly impressive $1,003,050 for 2023.

Smaller 2 Bedroom B Floorplan at 5405 W 149th #9 Sells at $850,000

One of the most recent sales in the gated community of Fusion in Hollyglen Hawthorne, was a 2 bedroom upper floor condo that just closed at an impressive $850,000.  The B floorplan offers 2 bedrooms and 2 baths with a little over 1,000 sq feet.  The B units sit above the similar A floorplans.

The condo offered some nice original upgrades including hardwood floors, granite counters and stainless appliances.   The home was priced at $879,000 and sold at $850,000 which is an incredible number given that the previous B unit sold at $760,000 although that was over a year ago and a very different market.

As with all condos and townhomes in Fusion, the home has central A/C and is part of the award winning Wiseburn School District.

2 Bedroom “D” Floorplan Hits the Market in Fusion Priced at $899,000

The latest home to hit the market in Fusion is a D floorplan located at 5514 W 149th Place #2.  The D layout it fairly popular as it’s a bit larger than the A & B smallest layouts and it has a fairly nice layout.  The first floor consists of only the entry as well as the 2 car garage.  Head upstairs to the living level with a decent sized living room opening to both the dining room and spacious kitchen as well as laundry and pantry.  The top level features a primary suite along with guest bedroom.  The only odd part of the layout is that the guest bath, which serves both the guest bedroom and the living spaces…the bathroom is actually midway up the stairs so the layout is odd in that regard.  The home itself is in nice condition and other than the rather bold color choices.

As with all condos and townhomes in Fusion, the home has central A/C and is part of the award winning Wiseburn School District.
