It was a strong month for the real estate market in Hollyglen and Del Aire in Hawthorne of which Fusion is a part of.  There were 7 homes that sold during the month at an average list price of $1,017,532 and an average sales price of $1,068,346.

The average price per foot was $677 and homes averaged a VERY brief 16 days before going into escrow.  If you are looking for a home in the area see the current homes for sale in Hollyglen and Del Aire neighborhoods of Hawthorne.

One of the sales was located in Fusion at 5507 w 149th Place #15 which was a 2 bedroom townhome that sold at $938,300.

Well we’re back to ZERO listings for sale in the gated community of Fusion.  There have certainly been slow times in the past but nothing quite like this.

There were 3 new listings last month and it was very exciting……briefly.  One ot the mst impressive was the 2 bedroom D layout townhome that just recent closed over $40,000 over the list price.   The multi-level home was a clean and bright D layout that was listed for $895,000.   We didn’t envision this taking too long to sell given there is nothing else, but we were still impressed with the price

The home was a  nicely updated  “D layout”(click to see floorplan) with both bedrooms on the top level.  As with just about every layout in Fusion the tax records and builder layouts show a slight discrepancy on square footage.  Builder data shows 1,331 but tax records show 1,240 sq feet.

As with all of the condos and townhomes in Fusion the community is served by the award winning Wiseburn School District.

Community amenities include a very nice pool and spa, small playground, half basketball court and an abundance of landscaped walking paths.

We were excited that a third home was hitting the market in  the gated community of Fusion South Bay, but the two that hit the market a little  over a week ago are now both already in escrow so we’re down to just the one.

This most recent listing is a desirable and somewhat rare J floorplan that’s basically all on one level.  The J sits above the other 3 bedroom G layout so there are a lot of stairs from the entry and especially from the garage but once there’s it’s a fantastic layout and floorplan.  All three bedrooms are on one side of the home with kitchen, living and dining on the other making for a nice open style layout.

The location in the community is in one of the furthest east buildings.  While this isn’t necessarily ideal given what some of the east facing units look over, #7 basically looks west so not as impacted as some of the other homes in the building.  The home is nice with some upgrades including hardwood floors and granite countertops.  As with all of the homes in Fusion the home enjoys central heat and AC.

In an exciting 7 days there are now 2 homes for sale in the gated community of Fusion South Bay!

Record low inventory has been the main story in  Fusion in 2023 until last week.  First a 2 bedroom “plan c” home was listed at 5403 W 149th Pl #1 priced at $895,000 and today we see an “A floorplan” at 5408 W 149th #7 hit the market at $799,000.  This is great news for buyers in this Manhattan Beach adjacent community.

The A flooplan in Fusion is the smallest of all the layouts and as top Fusion Realtor Keith Kyle mentions, “it’s an ideal unit for those trying to transistion from renter to buyer”.   One of best attributes of the A layout is that it has a very large outdoor deck with space for seating and dining….or a variety of other things.

Hawthorne Real Estate in March? Busier Month with 25 Sales

Let’s Take a Look At the Homes that Sold in Hawthorne CAHawthorne homes for sale

Hawthorne real estate  picked up the pace a bit with 25 home sales in March 2023 which was considerably higher than the very slow 16 home sales in February.

The median “asking” price for the homes that sold was $789,900 with a median sold price of $789,000 meaning homes generally sold at full price.  Unfortunately March saw no home sales in the gated community of Fusion at South Bay.

The average price per foot was $612 with the average days on market 36 which was almost half of the month prior.

Welcome to the real estate recap fr home sales in Hawthorne CA last month.  It was a bit on the slow side with only 18 homes closing escrow. This slower market was pretty typical at the moment for other South Bay cities as well.

The average “list” price was $863,550 with the average sold price at $862,717 which was considerably lower than the $966,300 in October.

The average price per foot was $679 with the average days on market a fairly brief 29.

Only one of the homes that sold was in Three Sixty and was a 2 bedroom top floor Flats condo at 12917 Central Ave that sold for $1,025,000.
