With several homes in both Fusion and Three Sixty not selling and seeing price reductions, some good news is the recent sale of the smallest unit in Fusion.  The “A” layout offfers just over 1,000 square feet and 5512 #10 closed recently at $850,000.

The condo was listed by Cindy Shearin of Strand Hill Properties.

Although samll, the layout was well designed to make it feel light and spacious with an open concept design, large windows and great use of space.  This layout features a first floor bedroom along with the guest bath and then a second level suite upstairs making it a great design for roomates, guests and more.

Some of the highlights of 5512 #10 included hardwood floors in the living, dining and kitchen, new carpet in the bedrooms, kitchen island, stainless appliances, central heat and A/C, interior stackable laundry and more.  One highlight of the A layout is the oversized deck.  The spacious deck is the largest of any floorplan…..ideal for enjoying the beach weather or room for your furry friends.

After a very slow start to the year things have picked up a bit in terms of listings hitting the market.  Unfortunately for sellers they may have missed the prime seller’s market and things are now lasting longer and price reductions becoming more commonplace.  The G layout 5410 149th Pl #12 just reduced the price from $1,040,000 (which was very reasonable) to $995,000 which, in our opinion (we are not the listing agents so unbiased opinion) is very well priced.

The condo is listed by Andrew Webber of Estate Properties.

The home is in great condition with builder upgrades throughout.  The 3 bedroom G floorplan in Fusion sits below the larger  floorplan units and offers a entry level living room with minimal steps up to the rest of the home.  The dining and kitchen overlook the living room with the bedrooms all to the rear of the home.  The location of the 5410 building is  in the middle of the community and it looks out towards the former federal building and parking lott.  It doesn’t look over the more industrial type areas that some of the exterior facing units in other buildings do.

There haven’t been too many listings or sales in Fusion this year but this was a good one.  This extensively updated “A” layout is the smallest square footage in the community, but sold for a big number.

The $850,000 sales price was just $10K below the all time record of a similar “B” floorplan that sold in 2024.

The home was in turn-key condition with builder and owner upgrades throughout.  The updated kitchen offered stainless appliances, granite counters, white shaker cabinetry, unique backsplashe and a nice open layout that takes full advantage to fully utilize the limited square footage.

How Did 2024 Home Sales Compare with Prior Years in the Gated Community of Fusion?

As we mentioned in a recent blog post, home sales in the gated community of Fusion South Bay was close to an all time low. There were only 7 homes sold during thegated community of Fusion South Bay townhomes and condos year that was up 1 from the all time lowe in 2023 but that’s not saying much.  The low number of home sales wasn’t due to lack of demand but lack of inventory according to Fusion real estate specialist Keith Kyle.  The few homes that hit the market sold quickly.  There just were not many homes for sale.

That said the home prices continued to go up  (keep in mind that very few sales means each sale impacts the median and average numbers more dramatically).  The median sold price was $1,000,000 which is the highest it’s ever been.

Average home price for the 7 homes that sold was $969,143 for 2024.
