We’re not sure why it’s happening but 2024 has been the year of the 3 bedroom!  It’s only April and this is the third 3 bedroom unit to hit the market.  In most years three bedrooms have been extremely rare to hit the market.  Whatever the reason we’re glad to see some homes hit the market after 2023 had fewer listings than any other year on record.

This newest listing is a nicely located 3 bedroom J floorplan which is the largest layout in all of Fusion.  The square footage is always somewhat unclear as most realtors will markeet the J floorplan as having 1,790 square feet per the builders original sales presentation, but tax records indicate 1,660.  In our experience it’s generally somewhere in between the two.  That said all of the J units are the same size in reality despite the discrepancy.

The unit for sale is listed at $1,199,000 which would make it the highest sale price of all time.  The previous high is $1,190,000  and $1,155,000.  Another J unit just closed escrow located at 5507 W 149th #11.  That unit had a bit of a location question (it faced the MTA transit maintenance building…..this new listing faces the interior of the community) market but sold for $1,150,000.

As with all of the condos and townhomes in Fusion the community resides in the highly sought after Hollyglen neighborhood of Hawthorne and is served by the award winning Wiseburn School District.

Community amenities include a very nice pool and spa, small playground, half basketball court and an abundance of landscaped walking paths.

2 bedroom townhome in Fusion South Bay Lists at $965,000

The newest listing in Fusion South Bay is another 2 bedroom “D” floorplan listed at $965,000.  The other home currently on the market is a more upgraded D unit listed for $1,0250,000.

This latest home is listed by the owner who is apparently a realtor.  Normally we could see this selling at their asking price but between the quality of the photos, reduced commission, unnecessarily challenging showing restrictions (no lockbox and vacant but needing 24 hour notice to see_ and the listing showing it in north Hawthorne as opposed to the correct Hollyglen location (huge difference) they may likely made things a bit more challenging for themselves.  **Please note this is purely our opinion

The unit itself seems to be in pretty original condition without many original (or owner) updates or upgrades but again it’s very hard to tell based on the quality of the photos.  Presentation and marketing are important as this home will likely discover.

Having said that the “D” floorplan is still a popular layout for several reasons……the living area is fairly large, has a large and open kitchen, a large laundry/storage area off of the kitchen and both bedrooms are on the same level.

As with all of the condos and townhomes in Fusion the community is served by the award winning Wiseburn School District.

The amenities in Fusion include a very nice pool and spa area, small playground, half basketball court and an abundance of landscaped walking paths and outdoor exercise stations.

Fusion Real Estate & Home Sales – 2023 Year in Review

It was a VERY slow year for the number of homes that sold in Fusion South Bay with only 6 condos and townhomes closing escrow during 2023.  Average list pricesFusion J unit dining room for the homes that sold was $986,333 with the average sold price at a very impressive $1,003,050.  Not surprisingly the days on market was very short at only 21.  With so few homes for sale demand was definitely there for anything that was listed.

Fusion is one of the premier gated communities in the South Bay due to it’s location in Hollyglen, Hawthorne, the fact that it’s Manhattan Beach adjacent, and the great schools of the award winning Wiseburn School District.

Whether it has to do with mortgage rates, time of year or just plain luck, there are finally some homes for sale in Fusion.   The latest home to hit the market is a larger E townhome style floorplan offering 2 bedrooms and 2 1/2 bath.  This layout features a 1st floor living room with a few steps up to the dining and kitchen areas.  Upstairs are 2 bedrooms each with en suite bath along with the laundry area.  With approximately 1,410 square feet this is one of the larger 2 bedroom layouts in the community.

5506 #4 has some original builder upgrades but most finishes are what the original builder called the base package…..white cabinets, white countertops.  It appears to be very well maintained and in nice condition.

As with all of the condos and townhomes in Fusion the community is served by the award winning Wiseburn School District.

I Guess We’ll Have to Talk About Something Else….Still No Homes in Fusion

As one of the top realtors in the community of Fusion in Hawthorne…..I just can’t figure it out. While other nearby commmunities such as Manhattan VillageFusion South Bay townhomes for sale in Hawthorne and Three Sixty just keep rolling along at a pretty steady pace….there is just nothing for sale in Fusion.

We put together a report every year comparing the number of sales to the previous years and 2023 YTD is the slowest year we’ve ever seen. In 2021 there were 21 homes sold in Fusion…..then things got slow.  2022 saw only 8 sales all year long and then in 2023 there have only been 4 with no listings in the past 2 months.

Making it even more odd is that all 4 were not on the market until May so basically there were no listings in the first quarter and now zero  listings in the 3rd quarter. We don’t have a definitive explanation as it’s certainly not a lack of demand as nearby neighborhoods and communities show. We’re guessing that the usual Fusion owners that might be looking to sell and buy something larger, or different, are worried about the interest rates on a purchase and simply think it’s the wiser choice to stay put. Regardless nobody is selling and it’s making for a VERY slow year.

Normally this would be the section in our post where we say “see the current homes for sale in Fusion”……this year that just hasn’t been possible.
