What a year 2024 has been so far for the real estate market in the gated community of Fusion South Bay. With the coming soon listing of 5405 #16 that makes seven homes that have sold, or are for sale this year which is more than sold in all of 2023!
This “coming soon” listing is a fairly rare “C” floorplan that offers one of the most open concept floorplans in all of Fusion. This corner townhome a very open main level along with a powder room and 2 separate balconies. While we haven’t seen the home yet, the listing notes white oak cabinets, stainless appliances and generous granite counters. What a year 2024 has been so far for the real estate market in the gated community of Fusion South Bay. With the latest listing of 5511 #2 that makes six homes that have sold, or are for sale this year which is the same number of homes that sold in all of 2023!
The latest home to hit the market is a very nicely updated and maintained 2 bedroom D floorplan. The D layout features a main lower (2nd floor) level or the kitchen, dining, living and laundry. It’s a popular layout as the main floor has a nice open feel and both bedrooms are upstairs. This is a nicely updated unit with hardwood floors, custom backsplash, built in TV and living room cabinetry, custom colors and more. Priced at $1,025,000 they are clearly basing that on another D floorplan that sold at $1,000,000 in February located at 5405 W 149th Place Unit#15. That was a big, and somewhat surprising, price at the time so we’ll have to see if this unit can maintain that momentum.

What a year it’s been for 3 bedroom homes in the gated community of Fusion South Bay! There were no 3 bedrooms sold in 2022, 3 in 2023 (which was a big year) and already this year there have been 3. Just yesterday a larger 3 bedroom J unit hit the market priced at a potential record $1,199,999 located at 5509 W 149th Pl #6.
The newest listing is a 3 bedroom G floorplan (slightly smaller than the J) at 5404 W 149th Place Unit#13 that just hit the market at $1,075,000. The location isn’t as good as it’s in the corner of the community that is adjacent to some industrial land, but the unit itself is beautiful. Some of the highlights include wide plank wood flooring, granite counters and stainless appliances in the kitchen, updated bathrooms and more. The G layout is a bit different than the J with a split level living room area. The living room is on the entry level and then you head up some steps to the kitchen, dining and bedroom level.
