After some very slow months in the gated community of Fusion South Bay, there is reason to celebrate with another home soon to hit the market.  Listed by Richard Eldred of Coldwell Banker Residential, this “J” floorplan is in pristine condition and will be listed at the highest price of all time.  The list price is clearly based off of the sale of 5404 W 149th Place Unit#7 which sold over the summer. That same J floorplan 3 bedroom unit was listed at $1,099,000 and closed at $1,155,000.

This upcoming home is due to hit the market and start showing on 10/2 (subject to change).  5403 W 149th #6 is a very nicely upgraded  “J layout”(click to see floorplan) with a major selling point of having all living spaces on one level.  The one tradeoff is that there are lots of steps from the garage as the J units sit above the G 3 bedroom units.  This home has a number of really nice features including updated hickory hardwood floors, granite counters in the kitchen, fresh paint, stainless appliances and remodeled bathroom.  The listing mentions a half bath on the “lower” level but we’re not sure what they are referring to as we’ve never seen that in any other J unit.  Some of the highlights of this layout are the open floorplan, living spaces and bedrooms on the same level, larger balcony than normal and huge windows in the living and dining areas.

As with all of the condos and townhomes in Fusion the community is served by the award winning Wiseburn School District.

Community amenities include a very nice pool and spa, small playground, half basketball court and an abundance of landscaped walking paths.

We talked about this 3 bedroom J layout a while back and it had gone into escrow in May but it fell out towards the end of the month and then reduced the price inFusion South Bay townhomes mid June.  It was originally listed for $1,149,000 and is now on the market for $1,099,000.  It’s a tough break for the sellers but might be a great opportunity for a buyer looking for 3 bedrooms and one level.  The  3 bedroom J floorplan  is the largest layout in the community.  I  The layout features a nice open and bright living area that opens to the dining space and kitchen.  In this unit there were not many original builder upgrades so it was the standard finishes but it’s certainly been well maintained.  All three bedrooms are down the hallway so it’s a very nice configuration for those looking for everything being on the same level and nearby.

*The square footage is always a bit of quetion mark as for all units the original builder info has a different square footage as the tax records and not all realtors use the same numbers.  On this listing the square footage shows the builder info which is 1,790 square feet while tax records show 1,660.

As with all of the condos and townhomes in Fusion this home has A/C and is the award winning Wiseburn School District boundaries.

3 Bedroom G Layout in Fusion Sells Over the $1.0M Mark

March 2022 saw two home sales in the gated community of Fusion South Bay.  Both sold below the original asking prices but both sold at very impressive numbers just the same.  5405 w 149th Pl #12 was a 3 bedroom G floorplan with a split level living area and all 3 bedrooms on the same level.   The MLS info showed 1,410 square feet but original builder plans indicate over 1,500 square feet.  The home offered 2 outdoor patios and a nice open kitchen area. As with all of the condos and townhomes in Fusion this home has A/C and is the award winning Wiseburn School District boundaries.
