The latest, and currently only, home on the market in Fusion is a 2 bedroom E floorplan that hit the market at $899,000.   The E floorplan is a fairlyFusion South Bay architecture popular layout with a 2 car attached garage, fairly large living room and both bedroom on the upper level.  This unit is in one of the better locations in the community.   *The square footage is listed by the agent at 1,370 based on the tax records but builder info shows 1,419 square feet.   The home is in nice condition with some original builder upgrades.  As with all of the condos and townhomes in Fusion this home has A/C and is the award winning Wiseburn School District boundaries.

Not All Homes Sell Over Asking Price – D Floorplan Closes at $889,610

While it may not seem like it if you’re a frustrated home buyer, not every home sells above the asking price these days.  5402 w 149th #17 just closed escrow and is a good example.  It was priced very aggressively when it first hit the market at just under $950,000.  That was a big number for this layout but stranger things have happened lately.  After about 2 weeks on the market it was reduced to $899,000 and quickly went into escrow and closed for $889,610.   Either way this is still an impressive number and clearly is still a seller’s market.

The D floorplan has a very nice living level with a fairly spacious living room that opens to the dining area and large kitchen.  One of the biggest challenges to this layout is that the “guest” bath which services both the living level and one of the upstairs bedrooms is actually on the middle landing of the stairs between the two levels so it’s somewhat unusual but certainly works.  Both bedrooms are upstairs with the guest bedroom using the bathroom below as mentioned.

As with all condos and townhomes in Fusion, the home offered central A/C and is part of the award winning Wiseburn School District.

It’s been a promising week with two new listings in Fusion South Bay.  The first to hit the market is 5405 W 149th Place Unit#12 priced at $1,039,000.  This is a 3 bedroom G floorplan with a split level living area and all 3 bedrooms on the same level.  While the 3 bedroom J floorplan is popular with all spaces on one level, the G doesn’t have nearly as many stairs overall with the living room being on ground level.  The MLS info shows 1,410 square feet but original builder plans indicate over 1,500 square feet.  The home has 2 outdoor patios and a nice open kitchen area. 3 Bedroom G Floorplan Nears the $1,000,000 Mark – Closes at $980,000

One of the two closed sales in October was an upgraded G floorplan offering 3 bedrooms and 1500+ square feet.  It was listed at $949,000 and closed at $980,000 after only 3 days on the market.     The G layout in Fusion is the smaller of the three bedroom layouts with 1,500+ square feet.  The main difference being that the living areas are multi level unlike the J floorplan.  The other difference is that there are fewer entry stairs in this level.    As with all Fusion homes 5401 #12 offered air conditioning and is in the award winning Wiseburn School District.  The home was in very great condition featuring a beautiful kitchen and  some nice upgrades.  Fusion is located just east of Manhattan Beach in the Hawthorne neighborhood of Hollyglen.

3 Bedroom J Floorplan Hits the Market in Fusion

While it’s been an incredible real estate market in the gated community of Fusion, this latest listed is really going to be an indication as to whether home prices can reach a price point never seen before.  Given that the highest price a 3 bedroom unit that has sold was the recent sale of 5402 #7 at $998,000 this latest listing at $1.1M is going to show whether Fusion is ready for homes in the $1.0M range.

It was only a year ago that a 3 bedroom had never even sold in the $900,000s.  Given that 5509 #6 is the only home currently active and on the market you just never know, but with another 3 bedroom (g floorplan) priced at $949,000 and in escrow it’s definitely a challenge.

The home itself is in a very nice location in the community but is generally a “base” unit in which they did not have any builder upgrades at the time and don’t appear to have done much upgrading.  When the units were built buyers had the ability to upgrade items like hardwood floors, granite kitchen counters, etc and most of those are the entry level finishes offered at the time.

The J layout is the larger of the 2 three bedroom layouts with a listed 1,790 square feet (builder records indicate 1,790 feet…..tax records show 1,660….this is the same for all of the J units and not uncommon for condos).   The J floorplan is the only layout in all of Fusion in which all living spaces are on one level.  The only challenge is that it has several flights of stairs from the garage to get to the level but once there everything is a single level which is fantastic.    As with all Fusion homes this one has air conditioning and is in the award winning Wiseburn School District.  This home is in very great condition with a beautiful kitchen and  some nice upgrades.  Fusion is located just east of Manhattan Beach in the Hawthorne neighborhood of Hollyglen.
