There have only been a record low 2 homes for sale this entire year in Fusion. One of those two just closed escrow and, not surprisingly, given the lack of options, sold over the list price. The home was listed att $799,000 and sold for $835,000.

What a Month for Real Estate and Homes in Hawthorne CA

$1,018,497 Average Home Sale Price!
The real estate market in Hawthorne was extremely strong once again last month with 25 sold homes.
The average listing price was an impressive $1,016,040 with the average close price at $1,018,497 which which was up considerably from $964,758 in April and $986,690 in March.
$720 was the average dollar per square foot which was higher than April’s $681. Homes averaged 52 days on the markett before going into escrow.
Only one of the homes that sold was in the gated community of Fusion. 5410 W 149th Place Unit#10 was a smaller plan A and it was listed at $799,000 and sold for an impressive $835,000.
The gated community of Three Sixty at South Bay played a bigger role with 4 home sales during the month.

How Did 2024 Home Sales Compare with Prior Years in the Gated Community of Fusion?
As we mentioned in a recent blog post, home sales in the gated community of Fusion South Bay was close to an all time low. There were only 7 homes sold during the
year that was up 1 from the all time lowe in 2023 but that’s not saying much. The low number of home sales wasn’t due to lack of demand but lack of inventory according to Fusion real estate specialist Keith Kyle. The few homes that hit the market sold quickly. There just were not many homes for sale.
That said the home prices continued to go up (keep in mind that very few sales means each sale impacts the median and average numbers more dramatically). The median sold price was $1,000,000 which is the highest it’s ever been.
Average home price for the 7 homes that sold was $969,143 for 2024.
