It’s been a SLOW year in terms of homes for sale and home sales in the gated community of Fusion. That’s not due to low demand, but nothing coming on the market. There have only been a record low 2 homes for sale this entire year in Fusion. One of those two just closed escrow and, not surprisingly, given the lack of options, sold over the list price. The home was listed att $799,000 and sold for $835,000.

The multi-level A floorplan is a great transition between renting and owning as it’s the most affordable layout in the community. The floorplan offers 2 bedrooms on two different levels. Although only 1,000 square feet, it’s thoughtfully designed and layed out with an open concept. The latest sale in the gated community of Fusion South Bay took a while to sell but they got a decent price. 5509 W 149th Place was originally listed in April 2024 for $1,199,000 and just closed in October for $1,149,000.
5509 #6 was a nicely located 3 bedroom J floorplan which is the largest floorplan in all of Fusion. The square footage is always somewhat unclear as most realtors will markeet the J floorplan as having 1,790 square feet per the builders original sales presentation, but tax records indicate 1,660. In our experience it’s generally somewhere in between the two. That said all of the J units are the same size in reality despite the discrepancy.
Another J unit closed escrow ealier this year located at 5507 W 149th #11. That unit had a bit of a location question (it faced the MTA transit maintenance building…..this new listing faces the interior of the community) market but sold for $1,150,000.

Although it’s only been on the market for a month, the C layout townhome at 5405 #16 reduced the price from $995,000 to $949,000 after only 11 days on the market, so we’re assuming that there is some motivation here by the sellers.
The newest listing in Fusion is a fairly rare “C” floorplan that offers one of the most open concept floorplans in all of Fusion. This corner townhome a very open main level along with a powder room and 2 separate balconies. While we haven’t seen the home yet, the listing notes white oak cabinets, stainless appliances and generous granite counters. The traditional floorplan puts 2 bedrooms, each with en suite bath, on the upper level. The home also features and attached two car garage.
