2023 Year in Review – How Fusion Home Sales Compared with Prior Years

As we mentioned in a recent blog post, home sales in the gated community of Fusion South Bay was at an all time low. We thought that 22 was historically slow withFusion South Bay townhomes for sale in Hawthorne only 8 sales but that was proven outdated as 2023 saw only 6 homes sold in the year.  Compare that to the biggest year of 2021 with 21 sold homes and you can see just how slow it is.

That said the home prices continued to go up and go up dramatically (keep in mind that very few sales means each sale impacts the median and average numbers more dramatically).  The median sold price was almost $1,000,000 at $979,150 compared which was almost $100K higher than 2022 and $170,000 more than 2021.

Average home price for the 6 homes that sold was an immensly impressive $1,003,050 for 2023.

Breaks the all-time highest sale at $1,190,000

All we can say is wow.  Listed by Richard Eldred of Coldwell Banker Residential, 5403 W 149th Place #6 just sold for the highest number of all time in the gated community of Fusion at South Bay.5403 W 149th Place Unit#6  The home was listed at $1,155,000 which not ironically was the previous highest sale number. 5404 W 149th Place Unit#7 was another J unit that was listed at $1,099,000 and sold for $1,155,000 back in June of 2023.

5403 W 149th #6 was a very nicely upgraded  condo and in a nice location within the community as well. .   This home has a number of really nice features including updated hickory hardwood floors, granite counters in the kitchen, fresh paint, stainless appliances and remodeled bathroom.  The listing mentioned a half bath on the “lower” level but we’re not sure what they are referring to as we’ve never seen that in any other J unit   and there is no lower level that we’ve ever seen.

As with all of the condos and townhomes in Fusion the community is served by the award winning Wiseburn School District.

Community amenities include a very nice pool and spa, small playground, half basketball court and an abundance of landscaped walking paths.
