What a year it’s been for 3 bedroom homes in the gated community of Fusion South Bay!  There were no 3 bedrooms sold in 2022, 3 in 2023 (which was a big year) and already this year there have been 3.  Just yesterday a larger 3 bedroom J unit hit the market priced at a potential record $1,199,999 located at 5509 W 149th Pl #6.

The newest listing is a 3 bedroom G floorplan (slightly smaller than the J)  at 5404 W 149th Place Unit#13 that just hit the market at $1,075,000.  The location isn’t as good as it’s in the corner of the community that is adjacent to some industrial land, but the unit itself is beautiful.  Some of the highlights include wide plank wood flooring, granite counters and stainless appliances in the kitchen, updated bathrooms and more.  The G layout is a bit different than the J with a split level living room area.  The living room is on the entry level and then you head up some steps to the kitchen, dining and bedroom level.

2024 is shaping up to be much more active than 2023 for the Fusion South Bay real estate market with several homes selling already and another just hitting the market.  One of the most recent sales was a nice 3 bedroom J floorplan

The home was listed at $1,140,000 and closed at $1,150,000.  This home last sold in 2018 for $844,000 and we were actually the listing agents at the time so we know this one well.

The home was listed by Martha Alonso of Re/Max.

5507 W 149th Place Unit#11 is a nicely updated and upgraded (original builder upgrades) 3 bedroom condo with nice dark cabinetry, granite counters, stainless appliances and more.  The J floorplan sits above the other G floorplan (other 3 bedroom model) so nobody above and a real selling point is that it is the only condo/townhome in Fusion in which all living spaces are on a single level.  That said there are quite a few stairs to the front door below and especially to the garage (2 floors below)

2 in One Week? 3 Bed at 5402 W 149th Place #6 Hits the Market

2024 is shaping up to be much more active than 2023 for the Fusion South Bay real estate market as there have already been several homes on the market.  Just this past 7 days there have been two new listings…..both farily rare 3 bedroom units.  The first listed about a week back and is a J floorplan with 3 bedrooms and 2.5 baths at 5507 W 149th Pl #11.  That listing is priced just below $1,150,000.

This home last sold in 2018 for $844,000 and we were actually the listing agents at the time so we know this one well.

This newest listing is a slightly smaller G floorplan with somewhere between 1,410 (sq footage on tax records) and 1,510** (builder plans).  This discrepancy is always the case in Fusion and it’s best to have the appraiser measure if it’s a concern.

The unit itself is highly updated and really has a custom look rarely seen in the community.  Most of the heavy lifting was in the bathrooms as they’be been extensively remodeled and don’t look much like the original baths.  The kitchen is a bit more original but with newer appliances and custom backsplash.  Paint colors are bold and give it even more custom feel.  One nice aspect to the G floorplan is that the living room (split level design between living and kitchen/dining) has very high ceilings and floor to ceiling windows so loads of light which makes it feel even larger.

These appear to be the original owners as the only past sale was in 2008 directly from the builder, Centex.  The last “G” floorplan to sell was at 5514 W 149th Place Unit#12 and was listed or $1,075,000 and sold for $1,020,000

As with all of the condos and townhomes in Fusion the community resides in the highly sought after Hollyglen neighborhood of Hawthorne and is served by the award winning Wiseburn School District.

One of the two homes sold in Fusion during January was s a larger E townhome style floorplan offering 2 bedrooms and 2 1/2 bath.  This layout features a 1st floor living room with a few steps up to the dining and kitchen areas.  Upstairs are 2 bedrooms each with en suite bath along with the laundry area.  With approximately 1,410 square feet this is one of the larger 2 bedroom layouts in the community.

5506 #4 has some original builder upgrades but most finishes were the builder base package…..white cabinets, white countertops.  It was well maintained and in nice condition.

The multi level home was listed at $929,000 back in November and sold for full price.

As with all of the condos and townhomes in Fusion the community is served by the award winning Wiseburn School District.

The newest, and currently only, home for sale in the gated community of Fusion South Bay in Hollyglen, Hawthorne is a 2 bedroom “D” floorplan listed at $1,025,000.  This is a BIG number for one of the mid-size layouts and would be the all-time record for a D uinit.  One enticement is that  the listing mentions an assumable VA loan at an interest rate of 2.25% for qualified buyers which could make a huge difference in terms of monthly payments and qualified buyers so the price (given the assumable loan) may not be out of the question.

The highest past sale ever for a D unit was $938,300 back in May of 2023 at 5507 W 149th Place Unit#15

The unit itself is very nice with upgrades throughout.  Some of the highlights are beautiful hardwood floors, updated kitchen with stainless appliances, granite countertops, darker wood cabinetry, updated bathrooms, custom closets and more.

As with all of the condos and townhomes in Fusion the community is served by the award winning Wiseburn School District.
