What Aren’t More People Selling in Fusion South Bay?

With sky high prices, intense buyer demand and clearly a sellers market….why are so few homes coming on the market in Fusion?

That’s certainly a good question with no simple answer.  Perception is certainly a part of it as many homeowners think that if the value in their Fusion home $100,000 in the past year, why wouldn’t it go up another $100,000 in the next year.  It’s tough to keep in mind that there is a ceiling at some point and the rise in interest rates will, inevitably, slow the market down.

Another challenge for both buyers and sellers is the attempt to time the market.  This means sellers selling at the absolute peak and buyers buying at the low point.  In very rare cases this works for a lucky few but most don’t get so lucky and often times waiting can cost a lot of money.

While the bottom line is important to both buyers and sellers, each should focus on the motivations and reasons.   Selling a home is a big decision and there are factors equally important to maximizing profits.  As we’ve seen in the last few years it doesn’t take long to switch from a buyers market to a sellers market and then back again.

Fusion Sees a Strong Year in 2016 with 27 Sold Homes at an Average $665,000

2016 was an incredible year in Fusion South Bay with home prices continually on the rise and most listings not lasting long before going into escrow.  There were 27 closed home sales in 2016 in Fusion with a average sales price of just under $665,000 and an average days on market of 25.  Compare this with the average price of $591,000 in 2015.  The least expensive home of the year was A floorplan a selling for $484,000 with the highest price a 3 bedroom J floorplan selling for $775,000.  Click here to see the current Fusion South Bay homes for sale.  Contact us for more information about current listings, the community of Fusion, or surrounding areas.

Suddenly Some New Home Inventory in Fusion South Bay

It wasn’t long ago that we were wondering if the market would ever slow down in Fusion.  We also wondered if list prices had gotten too high and whether some very excessive list prices would start to slow things down a bit.  It appears as though that might be the case as we are now beginning to see some price reductions and some list prices we thought were well out of line (keep in mind we’ve thought that before only to see yet a new record sales price) are starting to come down.

Have Prices Finally Gotten Too High in Fusion?

Home prices in Fusion, one of the South Bay’s only newer construction gated communities, has done nothing but go up in the past two years.  Prices that once seemed impossible are now the norm and many buyers are kicking themselves for not buying when the market was down.  As with any real estate market with skyrocketing prices….it has to end, or at least dramatically slow down, at some point.

The question is….are we at that point?  It’s a bit tough to say as part of the reason the few listings that are currently for sale are sitting (which hasn’t happened in a long time) is that they are priced beyond peak values.  3 bedroom units had been selling in the high $600,000s 16 months ago and the most recent new listing came out at an unbelievable $825,000.   See the home and all new home listings in Fusion South Bay here.

Only time will tell whether the slight slowdown is simply do to temporary overpricing or if the market has gotten too rich for buyers in general.

Rare Short Sale in Fusion

It’s been a while since we’ve seen a short sale in Fusion (or anywhere else in the area for that matter) but one just 5 patiocame on the market.  The reason short sales are so rare these days is that with values in Fusion rising so rapidly it’s hard to understand just how anyone could be underwater.  Having said that it does still happen on occasion.  The current 3 bedroom unit is price well below the current market at $650,000 but whatever number is accepted has to be approved by the bank and that’s always the challenge.  To learn more about short sales and foreclosures visit our South Bay foreclosure information page at KeithKyleHomes.com.

2 Record Breaking Fusion Sales in July 2016

July 2016 saw 2 record breaking sales in Fusion South Bay with no real end in sight.  The first home was at 5507 W 149th Pl #3 and was a 2 bedroom “F floorplan” that sold at a whopping $725,000.  That is a number that hadn’t even been seen on 3 bedroom homes a year or so ago.

The second home was located at 5402 W 149th Pl #17 and was a smaller D floorplan that sold for $700,000.  Those are well beyond peak prices and both set new records.  Each unit was very nicely done and had some great finishes but these were both prices that would have been absolutely unthinkable a year ago.
