Listed by Richard Eldred of Coldwell Banker Residential, 5403 W 149th Place #6 in the gated community of Fusion South Bay just hit the market after several days5403 W 149th Place Unit#6 as a “coming soon” listing.  This 3 bedroom  “J” floorplan is the largest square footage of all the Fusion layouts and at $1,155,000 is looking to set a new sales price record.  The list price is clearly based off of the sale of 5404 W 149th Place Unit#7 which  was listed at $1,099,000 and closed at $1,155,000 back in June.

5403 W 149th #6 is a very nicely upgraded  “J layout”(click to see floorplan) with a major selling point of having all living spaces on one level.  The one tradeoff is that there are lots of steps from the garage as the J units sit above the G 3 bedroom units.  This home has a number of really nice features including updated hickory hardwood floors, granite counters in the kitchen, fresh paint, stainless appliances and remodeled bathroom.  The listing mentions a half bath on the “lower” level but we’re not sure what they are referring to as we’ve never seen that in any other J unit.  Some of the highlights of this layout are the open floorplan, living spaces and bedrooms on the same level, larger balcony than normal and huge windows in the living and dining areas.

As with all of the condos and townhomes in Fusion the community is served by the award winning Wiseburn School District.

What Does Contingent Mean on a House Sale?

In the context of a house sale, “contingent” typically means that the sale of the house is dependent on certain conditions being met. These conditions could include things like the buyer securing financing, the completion of a home inspection, or the sale of the buyer’s current home.

For example, if a buyer makes an offer on a house and the offer is accepted by the seller, the sale may be contingent on the buyer obtaining financing within a specified period of time. If the buyer is unable to obtain financing, the sale may fall through.

Another common contingency is a home inspection. If the inspection reveals significant issues with the property, the buyer may have the option to renegotiate the terms of the sale or back out of the deal altogether.

Contingencies are designed to protect both the buyer and seller in a real estate transaction. They give the buyer an opportunity to ensure that the house is in good condition and that they can obtain financing, while also giving the seller some assurance that the sale will go through if the conditions are met.

Types of Home Contingencies

There are several types of contingencies that can be included in a home sale contract. Here are some of the most common.

Financing contingency: This contingency specifies that the sale of the home is contingent on the buyer obtaining financing. If the buyer is unable to secure financing within a specified timeframe, the contract may be voided.

Appraisal contingency: This contingency specifies that the sale of the home is contingent on the home appraising for at least the purchase price. If the appraisal comes in lower than the purchase price, the buyer may have the option to renegotiate the price or back out of the deal.

Inspection contingency: This contingency specifies that the sale of the home is contingent on a satisfactory home inspection. If the inspection reveals significant issues with the property, the buyer may have the option to renegotiate the terms of the sale or back out of the deal.

Sale contingency: This contingency specifies that the sale of the home is contingent on the buyer selling their current home within a specified timeframe. If the buyer is unable to sell their current home, the contract may be voided.

Title contingency: This contingency specifies that the sale of the home is contingent on the seller having clear title to the property. If there are issues with the title, the contract may be voided or the seller may need to take steps to clear the title before the sale can proceed.

It’s important to note that contingencies can vary depending on the specifics of the contract and the state or region where the sale is taking place. It’s always a good idea to consult with a real estate professional or attorney to ensure that your contract includes the appropriate contingencies for your situation.

After some very slow months in the gated community of Fusion South Bay, there is reason to celebrate with another home soon to hit the market.  Listed by Richard Eldred of Coldwell Banker Residential, this “J” floorplan is in pristine condition and will be listed at the highest price of all time.  The list price is clearly based off of the sale of 5404 W 149th Place Unit#7 which sold over the summer. I Guess We’ll Have to Talk About Something Else….Still No Homes in Fusion

As one of the top realtors in the community of Fusion in Hawthorne…..I just can’t figure it out. While other nearby commmunities such as Manhattan VillageFusion South Bay townhomes for sale in Hawthorne and Three Sixty just keep rolling along at a pretty steady pace….there is just nothing for sale in Fusion.

We put together a report every year comparing the number of sales to the previous years and 2023 YTD is the slowest year we’ve ever seen. In 2021 there were 21 homes sold in Fusion…..then things got slow.  2022 saw only 8 sales all year long and then in 2023 there have only been 4 with no listings in the past 2 months.

Making it even more odd is that all 4 were not on the market until May so basically there were no listings in the first quarter and now zero  listings in the 3rd quarter. We don’t have a definitive explanation as it’s certainly not a lack of demand as nearby neighborhoods and communities show. We’re guessing that the usual Fusion owners that might be looking to sell and buy something larger, or different, are worried about the interest rates on a purchase and simply think it’s the wiser choice to stay put. Regardless nobody is selling and it’s making for a VERY slow year.

Normally this would be the section in our post where we say “see the current homes for sale in Fusion”……this year that just hasn’t been possible.

7 homes Sell At and Average Price of $1,092,571Condos in Three Sixty South Bay

It was a strong month for the real estate market in Hollyglen and Del Aire in Hawthorne of which Fusion is a part of.  There were 7 homes that sold during the month.

The average list price was an impressive $1,084,843 and the average sales price of the 7 homes was an even more impressive $1,092,571 meaning that, in general, homes sold above the list price.

The average price per foot was $697 and homes averaged a brief 25 days before going into escrow.  If you are looking for a home in the area see the current homes for sale in Hollyglen and Del Aire neighborhoods of Hawthorne.

None of the 7 sales were in Fusion South Bay although 2 were in the nearby gated community of Three Sixty.
