Can A Smaller “B” 2 Bedroom Sell in the $800s?

The newest and only active listing in Fusion is definitely raising eyebrows at a price of $815,000.  This is one of the smaller floorplans offered in Fusion and is a B condo with 2 bedrooms and 2 baths and approximately 1,030 square feet.  It’s arguably the nicest B unit we’ve ever seen in the community and the remodel was incredible.  Having said that the highest price for an A or B floorplan (units are similar in many ways with A units below the B units) that we’re aware of was $740,000.  Take a look at 5405 149th Pl #10 that sold for $740,000 in February for reference.  As A and B units generally sell at similar prices, is it possible that this newest listing could sell for almost $80K more than the last one?  The market is certainly crazy, there are no other active listings and the remodel is beautiful so this will be a good one to keep an eye on.  As with all of the homes in Fusion this one offers A/C and is served by the award winning Wiseburn School District.

Low Interest Rates, Low HOA and Multiple Listings Make For A Compelling Time in Fusion

While there is no shortage of uncertainty at the moment, there’s definitely some compelling reasons to consider buying a home in Fusion at the moment.  Here are just a few reasons it might be a time to consider making the move….

  1. Low interest rates:  Interest rates are extremely low at the moment and this means lower payments every month….for the rest of your mortgage (assuming it’s fixed).  Lower interest rates means your purchasing power goes further….sometimes much further and a loan that might have been challenging to qualify before may now be much easier.
  2. Low HOA dues:  Many buyers don’t calculate all of the costs and HOA can often significantly impact your monthly cost.  Fusion has always had a very low monthly HOA which can help qualify for more
  3. Several homes on the market:  While just a month ago there were no homes for sale, there are now 3 (as of 4/20).  This may mean that sellers are more willing to negotiate a lower price or better terms
  4. Great schools:  The award winning Wiseburn School District only improved with the addition of the high school.  Great schools make great communities and keep home values solid in every market.

First New Fusion Listing Since November Now On the Market

We’ve written a lot about how there have been so few (none in fact) homes on the market in Fusion for the past several months. We’re happy to report that there’s finally a new A floorplan for sale.  5405 W 149th Pl #7 just hit the market priced at $749,000.  Normally we would definitely wonder about that price but given that there’s lots of pent up demand and it’s the only home on the market in the past 4 1/2 months who knows.  The last few “A” floorplans to go on the market sold at $697,000 (9/19), $678,000 (8/19) and $695,000 (7/19).  See the details and photos below and contact us for more information or to arrange a private showing.

Real Estate Recap – Fusion South Bay Home Sales in 2019

2019 was a very slow year for home sales in the gated communty of Fusion South Bay with only 14 homes selling during the entire year.  2018 saw 17 home sales, 2017 saw 18 home sales and 2016 saw 26 home sales.

The slow market was definitely not due to the lack of demand as there are plenty of buyers interested in the community and homes in the Wiseburn School District.  It’s simply to the lack of listings on the market.  For comparison sake here are the last few years:

2019 – 14 home sales

  • median list price of $752,500
  • median sold price of $751,000
  • median $ per foot of $587

2018 – 17 home sales

  • median list price of $699,000
  • median sold price of $715,000
  • median $ per foot of $602

2017 – 18 home sales

  • median list price of $684,000
  • median sold price of $694,950
  • median $ per foot of $552.70

2016 – 26 home sales

  • Median list price of $652,500
  • median sold price of $663,000
  • median $ per foot of $505.00

Calling All Fusion Home Sellers!

It’s been pretty amazing just how few homes have been on the market in Fusion during late summer which is traditionally a solid time to list in this gated community.  According to Fusion specialist Keith Kyle, “it’s surprising that more sellers haven’t put their homes on the market in the last month or two.  It’s a great environment for sellers as the interest rates are low and inventory/competition is almost non-existant”.

While there’s nothing currently for sale visit the current Fusion homes for sale page frequently as it’s updated contiunually.  Here’s to hoping we see some new homes on the market in the near future!  For Fusion homeowners get a updated valuation of your property to see if the timing is right to list your home.
