October was another solid month for the real estate market in Hawthorne California.  There were 18 home sales compared with 22 in September.

The average asking price in October was $912,144 with the average sale price at $902,061 which was a drop from September’s $949,167 average price.  Homes sold slightly below full price.

Homes averaged $676 per square foot and homes averaged a fairly lengthy 71 days on market before going into escrow.

Unfortunately none of the home sales were located in the gated community of Fusion at South Bay.  That said there are a few active townhomes / condos for sale in the  community.  Search the current homes for sale in Fusion South Bay.

It’s been a SLOW year in terms of homes for sale and home sales in the gated community of Fusion.  That’s not due to low demand, but nothing coming on the market.  There have only been a record low 2 homes for sale this entire year in Fusion.  One of those two just closed escrow and, not surprisingly, given the lack of options, sold over the list price.  The home was listed att $799,000 and sold for $835,000.

5410 W 149th #10 was listed by Julie DeCoste of Estate Properties.

The multi-level A floorplan is a great transition between renting and owning as it’s the most affordable layout in the community.  The  floorplan offers 2 bedrooms on two different levels.  Although only 1,000 square feet, it’s thoughtfully designed and layed out with an open concept.  Enter through the large patio to the kitchen, dining and living areas  Kitchen offers a nice clean look with white cabinetry, kitchen island with countertop seating, granite and more.  The home has nice distressed floors throughout.  The rear of the first level offers a good sized bedroom, guest bath and stackable laundry.  Upstairs is the primary suite.   The “A” units do have a one car private garage, but  the garage is not attached.  The community has assigned spots for a second car and ample guest spots.

As with all of the condos and townhomes in Fusion the community resides in the highly sought after Hollyglen neighborhood of Hawthorne and is served by the award winning Wiseburn School District.

The complex amenities include a swimming pool, jacuzzi, playground, basketball court, exercise area, security (gated community) and is adjacent to Manhattan Beach.

Well we were excited to finally see a home (then 2) hit the market in Fusion after no prior listings in 2025….and just like that both are now in escrow.  That didn’t take long.  Technically 32 days to be precise.  The home went into pending status on 5/8.

The townhome style unit offers a traditional floorplan with both suites on the 2nd level. Some of the nice features of the Plan E in Fusion is a larger than normal outdoor deck, very high ceilings and large window in the living room and laundry on the bedroom level.

How Did 2024 Home Sales Compare with Prior Years in the Gated Community of Fusion?

As we mentioned in a recent blog post, home sales in the gated community of Fusion South Bay was close to an all time low. There were only 7 homes sold during thegated community of Fusion South Bay townhomes and condos year that was up 1 from the all time lowe in 2023 but that’s not saying much.  The low number of home sales wasn’t due to lack of demand but lack of inventory according to Fusion real estate specialist Keith Kyle.  The few homes that hit the market sold quickly.  There just were not many homes for sale.

That said the home prices continued to go up  (keep in mind that very few sales means each sale impacts the median and average numbers more dramatically).  The median sold price was $1,000,000 which is the highest it’s ever been.

Average home price for the 7 homes that sold was $969,143 for 2024.
