Can A Smaller “B” 2 Bedroom Sell in the $800s?

The newest and only active listing in Fusion is definitely raising eyebrows at a price of $815,000.  This is one of the smaller floorplans offered in Fusion and is a B condo with 2 bedrooms and 2 baths and approximately 1,030 square feet.  It’s arguably the nicest B unit we’ve ever seen in the community and the remodel was incredible.  Having said that the highest price for an A or B floorplan (units are similar in many ways with A units below the B units) that we’re aware of was $740,000.  Take a look at 5405 149th Pl #10 that sold for $740,000 in February for reference.  As A and B units generally sell at similar prices, is it possible that this newest listing could sell for almost $80K more than the last one?  The market is certainly crazy, there are no other active listings and the remodel is beautiful so this will be a good one to keep an eye on.  As with all of the homes in Fusion this one offers A/C and is served by the award winning Wiseburn School District.

Relatively Rare 3 Bedroom J Floorplan Hits the Market in Fusion

5403 W 149th Place Unit#11, Hawthorne – Listed at $920,000

The latest home to hit the market in Fusion South Bay is a relatively rare 3 bedroom J floorplan which is the largest floorplan in the community.  The J floorplan offers 3 bedrooms and 2 1/2 baths on one level which is also unique for Fusion.  The pros of the J floorplan are that it’s single level and offers some great open spaces as well as one of the larger decks available.  It’s located above the other 3 bedroom layout which is the G floorplan so nobody above in this layout.  The one drawback is that this unit has lots of stairs from both the front door and especially from the garage.  Once on the living level it’s great but there’s definitely quite a few stairs to get there.  The home at 5403 W 149th #11 is priced at $920,000 which would make it the highest priced home of all time in the community.  Another  Fusion 3 bedroom J floorplan sold in December for $911,500 but in our opinion had a superior location.  As with all of the homes in Fusion this home has central air and heat and is served by the highly rated Wiseburn School District.

One Goes Into Escrow While Another Hits the Market

Well it was only a few days ago that we mentioned the new townhome on the market at 5506 #15 which was a D floorplan with 2 bedrooms and 2 baths.  It had only been a few days and  it’s now in escrow.  That’s the bad news…….

The good news is that another D unit with even nicer upgrades just hit the market.  Don’t expect this one to last long as it’s priced $20K below the one that just went into escrow very quickly.  This latest listing is a D floorplan which is the middle range of the 2 bedrooms in terms of square footage.  The D layout offers a nice living level with a good sized living room, dining area and larger kitchen with center island.    The unit features a nice  clean look with hardwood floors, granite counters and beautiful cabinetry.  As with all of the homes in Fusion at South Bay, this one has air conditioning and kids attend the award winning Wiseburn School District.

Since There Is Nothing for Sale in Fusion (for a while now) Let’s Look at 360 South Bay

Let’s take a moment to check in on the real estate market in Hollyglen’s other gated community……Three Sixty South Bay.  As it’s significantly larger than Fusion, there are often homes for sale when nothing is available in Fusion.   As it’s quite a bit newer and offering resort style amenities, the prices are higher in 360 than in Fusion but you definitely get more.    With an abundance of styles, floorplans and finishes, there are endless variety’s and something to fit everyone’s tastes.  From the “condo” style living of the Flats, to the large single family homes of The Terraces the community offers endless choices.  As is the case with Fusion, Three Sixty is also serviced by the highly rated Wiseburn School District.  Keith Kyle with Vista Sotheby’s International Realty specializes  in homes in both of these wonderful gated communities.

See the Homes that Sold in Hollyglen During January

One of the aspects that makes homes in Fusion South Bay so desirable is the neighborhood and the attendance in the Wiseburn School district.  Fusion sits in theHawthorne homes for sale highly sought after community of Hollyglen in the city of Hawthorne.  Take a look at the homes that sold in this charming area during the first month of 2021.  It was a pretty solid, although slower, month especially given that December is often a down month for homes going into escrow.  There were 9 homes sold during the month.  The median “list” price was $850,000 with the median “sold” price at $865,000 indicating a very solid “seller’s” market. The median price per foot of the homes that sold was $703. Of the 9 closed sales only one was in Fusion and was a  3 bedroom G floorplan that closed at $865,000 and two of the homes were in the gated community of 360 South Bay.

New D Floorplan – 2 bed 2 Bath Hits the Fusion Market at $729,000

New to the market as of 10/22 this new D floorplan at 5406 W 149th #17 is a great starter layout.   Unlike the smallest A and B layouts the D offers a 2 car attached garage and a little bit of extra square footage.    It’s priced very aggressively at $729,000 (the most recent D unit currently in escrow was listed at $789,000) with the D layouts prices ranging between $720,000 and $775,000 over the past 2 years.
