Smallest “A” Floorplan That Fronts Aviation Sells for $755,000

Fusion South Bay saw two condos close during the month of September.  One was a D floorplan at 5507 #15 that closed at $835,000 which was an impressive number despite selling quite a bit below the list price.  The other was a very nicely maintained and updated A floorplan that recently sold at $755,000.  The number itself isn’t all that unusual given that the last two B floorplans with similar layouts and square footage closed at $760,000.  What was a bit surprising is that the location of 5511 #10 is a bit of a challenge as it fronts Aviation so there is definitely some road noise.  It’s quite a ways back due to the grassy park area and parking lot out front but still gets it’s share of noise.  $755,000 is an impressive price but the home was in very nice condition with granite counters, hardwood floors and updated stainless appliances.  View all of the recent home sales in Fusion South Bay.

5507 W 149th Place #15 – D Floorplan Closes at $835,000

One of the two Fusion townhomes to sell in September was a D floorplan that sold for $835,000.  It was a bit of a rarity these days as it closed below the list price of  $859,000.   Given that we thought it was overpriced at the time of listing (see original post when 5507 #15 in Fusion was listed) it wasn’t overly surprising.   The two previous D floorplans had sold for $815,000 and $817,500 so the $839,000 is still an impressive number.  The D layout is fairly popular as it has a nice sized kitchen, a bright and open living room and both bedrooms are on the same level.  The biggest drawback is that the “guest” bathroom is off of the stairs up to the bedrooms so it’s not actually on either the living room or bedroom level.  It’s a bit odd but it certainly works.  View all of the recent home sales in Fusion South Bay.

Hawthorne Real Estate Market – September Recap

September was a great month for the Hawthorne CA real estate market.  There were 37 on market homes, townhomes and condos that sold during the month which was a slight drop from the 45 that sold in September 2020.  The  median price was  $790,000 for the homes that closed escrow and they averaged only 15 days on the market before going into escrow.  See how that compares with other months on our Hawthorne real estate trends and statistics page.

3 Bedroom J Floorplan Hits the Market in Fusion

While it’s been an incredible real estate market in the gated community of Fusion, this latest listed is really going to be an indication as to whether home prices can reach a price point never seen before.  Given that the highest price a 3 bedroom unit that has sold was the recent sale of 5402 #7 at $998,000 this latest listing at $1.1M is going to show whether Fusion is ready for homes in the $1.0M range.

It was only a year ago that a 3 bedroom had never even sold in the $900,000s.  Given that 5509 #6 is the only home currently active and on the market you just never know, but with another 3 bedroom (g floorplan) priced at $949,000 and in escrow it’s definitely a challenge.

The home itself is in a very nice location in the community but is generally a “base” unit in which they did not have any builder upgrades at the time and don’t appear to have done much upgrading.  When the units were built buyers had the ability to upgrade items like hardwood floors, granite kitchen counters, etc and most of those are the entry level finishes offered at the time.

The J layout is the larger of the 2 three bedroom layouts with a listed 1,790 square feet (builder records indicate 1,790 feet…..tax records show 1,660….this is the same for all of the J units and not uncommon for condos).   The J floorplan is the only layout in all of Fusion in which all living spaces are on one level.  The only challenge is that it has several flights of stairs from the garage to get to the level but once there everything is a single level which is fantastic.    As with all Fusion homes this one has air conditioning and is in the award winning Wiseburn School District.  This home is in very great condition with a beautiful kitchen and  some nice upgrades.  Fusion is located just east of Manhattan Beach in the Hawthorne neighborhood of Hollyglen.

It’s been some time since we’ve seen any new listings in the gated community of Fusion South Bay but with the addition of this listing it make two this week!    The latest listing to hit the market is a 3 bedroom  G floorplan listed at $949,000.   The G layout is the smaller of the 2 three bedroom layouts with 1,500+ square feet.  The main difference being that the living areas are multi level unlike the J floorplan.  The other difference is that there are fewer entry stairs in this level.    As with all Fusion homes this one has air conditioning and is in the award winning Wiseburn School District.  This home is in very great condition with a beautiful kitchen and  some nice upgrades.  Fusion is located just east of Manhattan Beach in the Hawthorne neighborhood of Hollyglen.

Hawthorne Home Sales in August

welcome to the real estate recap for August 2021 in Hawthorne.  It was another incredible month for home sales in Hawthorne CA with 32 on market home sales. The average list price was $812,769 with the average sales price of $842,786. Homes averaged only 11 days on market before going into escrow.
