Hollyglen and Del Aire Home Prices in April 2022

One of the aspectst that makes the gated community of Fusion South Bay so sought after is the fact that it’s in the neighborhood of Hollyglen and serviced byHawthorne real estate the award winning Wiseburn School District.  On that note it’s great to see what the rest of the Hollyglen/Del Aire real estate market is doing.  It was a great month for the real estate market of Hollyglen and Del Aire in the South Bay city of Hawthorne CA.   There were 13 closed sales during the month compared with 12 in March.

The average “asking” price was $1,107,615 with a median “sold” price of $1,182,154 meaning that most homes sold WAY above the asking price. The median price per foot was $868.

One of the home sales was a 2 bed 2 bath home in Fusion South Bay at 404 W 149th Pl # 11 that sold for a pretty stunning $844,000.

Take a look at the home prices for the 31 home sales in March 2022

It was a big month for closed home sales in Hawthorne with 31 closed sales compared with only 24 in February.  Two of the 31 homes that sold were in Fusion with a 2 bedroom D townhome at 5402 w 149th Pl #17 closing at $889,000 (listed for $949,000) and a 3 bedroom home at 5405 w 149th #12 closing at an impressive $1,023,750 . The average “list” price was $864,481 with the average sold price at $918,987 meaning that, in general, homes sold well higher than the list price. The newest listing in Fusion just recently hit the market priced at $929,000.  This is a beautifully updated 2 bedroom  E floorplan townhome with both bedrooms on the upper level.  This is a fairly popular floorplan as most spaces and rooms are fairly large and the living room offers high ceilings giving it wonderful natural light.  This home has been extensively updated and is not your typical original builder finishes.  Some of the upgrades include incredible Miele appliances, including a 3-Door refrigerator/freezer/wine Display, 6 burner stove, cabinetry upgrades with custom storage, quartz countertops, acacia hardwood floors and more.  The home has a 2 car attached garage.  The only challenge with this unit is the location as it overlooks the So Cal Edison substation outside the Fusion property.  The owners and the community have done an admirable job in hiding it but it’s definitely a presence.

As with all condos and townhomes in Fusion, the home has central A/C and is part of the award winning Wiseburn School District.

3 Bedroom G Floorplan Nears the $1,000,000 Mark – Closes at $980,000

One of the two closed sales in October was an upgraded G floorplan offering 3 bedrooms and 1500+ square feet.  It was listed at $949,000 and closed at $980,000 after only 3 days on the market.     The G layout in Fusion is the smaller of the three bedroom layouts with 1,500+ square feet.  The main difference being that the living areas are multi level unlike the J floorplan.  The other difference is that there are fewer entry stairs in this level.    As with all Fusion homes 5401 #12 offered air conditioning and is in the award winning Wiseburn School District.  The home was in very great condition featuring a beautiful kitchen and  some nice upgrades.  Fusion is located just east of Manhattan Beach in the Hawthorne neighborhood of Hollyglen.

Smaller C Floorplan at 5412 W149th #1 Listed at $815,000 Sells at an Impressive $860,000

One of the most recent closed home sales in Fusion was a C floorplan with 2 bedrooms and 2 1/2 baths that sold quickly and well above the list price.   It was a beautifully remodeled unit with a fresh and clean look that felt quite different from the  original builder finishes.   The home was listed at $815,000 and closed escrow at $860,000 which would have been an unheard of number even earlier in the year….oh what a market it is.  See all of the homes that sold in Fusion and Hawthorne during October 2021.

The C layout is probably the most open of all of the layouts as the main level is basically a large square shape with the kitchen on the side/corner meaning it’s extremely open.  It’s often a bit difficult to envision the layout when empty but this home has resolved that a bit with the addition of a kitchen island that was not part of the original build.  Both bedrooms are upstairs along with bedroom level laundry closet.   As with all Fusion homes this one has air conditioning and is in the award winning Wiseburn School District.

What a month it was for real estate in Hawthorne California and Fusion South Bay with 43 on market property sales closing in October in Hawthorne including 2 sales in Fusion.  The average “list” price was $837,828 with the average “sold” price at $854,422 meaning that homes generally sold higher than the asking price.  Median days on market was a very short 15 before going into escrow and the average price per foot was $619.
