After a dramatically slow start to the year with no homes listing until April, there’s now a second listing in the past week. While the other was a larger E floorplan at 5405 W 149th Pl #4, this new listing is the smallest layout in the community and hits the market at $799,000.

As we mentioned in a recent blog post, home sales in the gated community of Fusion South Bay was close to an all time low. There were only 7 homes sold during the
year that was up 1 from the all time lowe in 2023 but that’s not saying much. The low number of home sales wasn’t due to lack of demand but lack of inventory according to Fusion real estate specialist Keith Kyle. The few homes that hit the market sold quickly. There just were not many homes for sale.
That said the home prices continued to go up (keep in mind that very few sales means each sale impacts the median and average numbers more dramatically). The median sold price was $1,000,000 which is the highest it’s ever been.
Average home price for the 7 homes that sold was $969,143 for 2024.

After 105 days on the market and a few price reductions, the 3 bedroom home at 5404 W 149th Pl #13 closes escrow at $1,029,000.
The home was istied by Paul Buller of Paul Buller Properties
The last few months of the year have been slow in Fusion with only a few homes hitting the market and selling. This one was actually listed all the way back in April and then went on and off the market a number of times. It was originally listed at $1,075,000 and then eventually pulled off of the market in August. Then brought back to market at $1,029,000 in September and went into escrow a few weeks later.
5404 W 149th Place Unit#13 was a 3 bedroom G floorplan. The location was a bit of a challenge as it was adjacent to some industrial land but the unit itself appeared to be in great condition. Some of the highlights include wide plank wood flooring, granite counters and stainless appliances in the kitchen, updated bathrooms and more. The G layout is a bit different than the J with a split level living room area. The living room is on the entry level and then you head up some steps to the kitchen, dining and bedroom level.
As with all condos and townhomes in Fusion, the home has central A/C and heat, interior laundry and is part of the award winning Wiseburn School District.
The home last sold in 2016 for $765,000
