It’s been a slow year for home sales in the gated community of Fusion South Bay, but August 2021 was definitely a different situation. 3 of the homes that sold in Hawthorne were in Fusion and the prices were pretty incredible. Just Listed – 5507 W 149th Place 15 Hits the Market at $859,000
New to the market is a D floorplan with 2 bedrooms and 2 baths listed at $859,000. It’s a very nice unit but this is going to be a real test for the market with the last two D floorplans recently selling for $815,000 and $817,500. This layout is fairly popular as it has a nice sized kitchen, a bright and open living room and both bedrooms are on the same level. The biggest drawback is that the “guest” bathroom is off of the stairs up to the bedrooms so it’s not actually on either the living room or bedroom level. It’s a bit odd but it certainly works. As with all Fusion homes this one has air conditioning and is in the award winning Wiseburn School District.

Well it’s nice to see something hit the market in Fusion as its been a slow summer. This newest listing is the smallest layout offered in the community and is a B floorplan with 2 bedrooms, 2 baths and just a bit over 1,000 square feet on 2 levels. The B units are above the A floorplan units so up a flight of stairs and you enter into the living room and kitchen. The top floor offers two bedroom. Take a look!

Can A Smaller “B” 2 Bedroom Sell in the $800s?

The newest and only active listing in Fusion is definitely raising eyebrows at a price of $815,000. This is one of the smaller floorplans offered in Fusion and is a B condo with 2 bedrooms and 2 baths and approximately 1,030 square feet. It’s arguably the nicest B unit we’ve ever seen in the community and the remodel was incredible. Having said that the highest price for an A or B floorplan (units are similar in many ways with A units below the B units) that we’re aware of was $740,000. Take a look at 5405 149th Pl #10 that sold for $740,000 in February for reference. As A and B units generally sell at similar prices, is it possible that this newest listing could sell for almost $80K more than the last one? The market is certainly crazy, there are no other active listings and the remodel is beautiful so this will be a good one to keep an eye on. As with all of the homes in Fusion this one offers A/C and is served by the award winning Wiseburn School District.

Relatively Rare 3 Bedroom J Floorplan Hits the Market in Fusion
5403 W 149th Place Unit#11, Hawthorne – Listed at $920,000
The latest home to hit the market in Fusion South Bay is a relatively rare 3 bedroom J floorplan which is the largest floorplan in the community. The J floorplan offers 3 bedrooms and 2 1/2 baths on one level which is also unique for Fusion. The pros of the J floorplan are that it’s single level and offers some great open spaces as well as one of the larger decks available. It’s located above the other 3 bedroom layout which is the G floorplan so nobody above in this layout. The one drawback is that this unit has lots of stairs from both the front door and especially from the garage. Once on the living level it’s great but there’s definitely quite a few stairs to get there. The home at 5403 W 149th #11 is priced at $920,000 which would make it the highest priced home of all time in the community. Another Fusion 3 bedroom J floorplan sold in December for $911,500 but in our opinion had a superior location. As with all of the homes in Fusion this home has central air and heat and is served by the highly rated Wiseburn School District.
