After a historically slow start to the year, we are back on track with a new listing once a month or so. The latest listing is a popular E floorplan which is somewhat in the middle of sizes in Fusion.

We believe the home is in nice condition but it’s currently tenant occupied and the pictures appear to be from a few years ago (buildings in Fusion are now white and blue exteriors)
Priced at $1,050,000 it seems a bit on the high side given there is currently a similar F layout on the market at $965,000 located at 5405 W 149th Place Unit#14.
The F floorplan is usually very popular with good square footage, soaring ceilings in the living room, a smaller but still large enough living area, half bath on the first level and bright kitchen. The traditional floorplan offers both suites up top along with the conveniently located laundry area.

There haven’t been too many listings or sales in Fusion this year but this was a good one. This extensively updated “A” layout is the smallest square footage in the community, but sold for a big number.
The $850,000 sales price was just $10K below the all time record of a similar “B” floorplan that sold in 2024.
The home was listed by Rebecca Saenz of Estate Properties.
The home was in turn-key condition with builder and owner upgrades throughout. The updated kitchen offered stainless appliances, granite counters, white shaker cabinetry, unique backsplashe and a nice open layout that takes full advantage to fully utilize the limited square footage.
The A floorplan features an open concept kitchen, dining living area along with 1 of two bathrooms, stackable laundry closet and one downstairs bedroom. Upstairs is the primary suite. The layout is prettty ideal for roomates or guests with the bedrooms on different levels. The Hawthorne CA real estate market in July was solid with 17 homes homes closing escrow. That was a bit of a dip from the 20 in Jun and 25 in May. Of the 17 homes that sold only one was in the gated community of Fusion South Bay. (highlighted in orange below.)
The average “asking” price was $1,061,074 with the average sold price at $1,064,206. This was even higher than an impressive $1,050,540 in June and May’s $1,018,497 average.
