Not All Homes Sell Over Asking Price – D Floorplan Closes at $889,610

While it may not seem like it if you’re a frustrated home buyer, not every home sells above the asking price these days.  5402 w 149th #17 just closed escrow and is a good example.  It was priced very aggressively when it first hit the market at just under $950,000.  That was a big number for this layout but stranger things have happened lately.  After about 2 weeks on the market it was reduced to $899,000 and quickly went into escrow and closed for $889,610.   Either way this is still an impressive number and clearly is still a seller’s market.

The D floorplan has a very nice living level with a fairly spacious living room that opens to the dining area and large kitchen.  One of the biggest challenges to this layout is that the “guest” bath which services both the living level and one of the upstairs bedrooms is actually on the middle landing of the stairs between the two levels so it’s somewhat unusual but certainly works.  Both bedrooms are upstairs with the guest bedroom using the bathroom below as mentioned.

As with all condos and townhomes in Fusion, the home offered central A/C and is part of the award winning Wiseburn School District.

5406 w 149th Pl #14 2 Bedroom Townhome Hits the Market at $929,000

The newest listing in Fusion just recently hit the market priced at $929,000.  This is a beautifully updated 2 bedroom  E floorplan townhome with both bedrooms on the upper level.  This is a fairly popular floorplan as most spaces and rooms are fairly large and the living room offers high ceilings giving it wonderful natural light.  This home has been extensively updated and is not your typical original builder finishes.  Some of the upgrades include incredible Miele appliances, including a 3-Door refrigerator/freezer/wine Display, 6 burner stove, cabinetry upgrades with custom storage, quartz countertops, acacia hardwood floors and more.  The home has a 2 car attached garage.  The only challenge with this unit is the location as it overlooks the So Cal Edison substation outside the Fusion property.  The owners and the community have done an admirable job in hiding it but it’s definitely a presence.

5404 W 149th Place Unit#11 – A Floorplan New On the Market at $819,000

The newest listing in Fusion just recently hit the market priced at $819,000.  This is the smallest of the layouts in Fusion with just over 1,000 square feet* on two levels.  The “A” floorplan is often a great transition for those coming from a rental apartment to ownership as it’s also the least expensive layout.  Walk in to a small but efficient living/kitchen/dining area.  The kitchen has some nice upgrades and opens to the room making for a nice open layout.  Downstairs has a full bath to serve both the downstairs bedroom as well as for guests.  Upstairs has the second bedroom along with private bath.  The A floorplan offers a very large outdoor deck, and has a one car detached garage with a second assigned outdoor space.

New 3 Bedroom G Floorplan Hits the Fusion Market at 5405 W 149th Place Unit#12

It’s been a promising week with two new listings in Fusion South Bay.  The first to hit the market is 5405 W 149th Place Unit#12 priced at $1,039,000.  This is a 3 bedroom G floorplan with a split level living area and all 3 bedrooms on the same level.  While the 3 bedroom J floorplan is popular with all spaces on one level, the G doesn’t have nearly as many stairs overall with the living room being on ground level.  The MLS info shows 1,410 square feet but original builder plans indicate over 1,500 square feet.  The home has 2 outdoor patios and a nice open kitchen area. As with all of the condos and townhomes in Fusion this home has A/C and is the award winning Wiseburn School District boundaries.

2021 Real Estate Recap – Home Sales In Fusion

Take a look at all of the homes that sold in Fusion during 2021.  The year started off strong with quite a few homes hitting the market and selling but there were very few listings towards the end of the year. Overall it was a good year with 20 on market (MLS) home sales.  The average asking price was $821,000 with the average sold price at $837,000 for the year….both are very big numbers compared with historical prices.  Homes averaged a very short 11 days on the market before going into escrow.
