Hawthorne CA Real Estate Market – At a Glance

While some people don’t realize that Fusion South Bay is located in Hawthorne…..it is.  Although the real estate market for Fusion is different from the rest of Hawthorne it’s still important to keep up with what is happening, what homes are selling and for what prices.

Of the 27 home sales 2 were in the gated community of Three Sixty South Bay and 2 were in the gated community of Fusion South Bay   To get a more historical sense of the current trends see our Hawthorne CA real estate trends and statistics.

First New Fusion Listing Since November Now On the Market

We’ve written a lot about how there have been so few (none in fact) homes on the market in Fusion for the past several months. We’re happy to report that there’s finally a new A floorplan for sale.  5405 W 149th Pl #7 just hit the market priced at $749,000.  Normally we would definitely wonder about that price but given that there’s lots of pent up demand and it’s the only home on the market in the past 4 1/2 months who knows.  The last few “A” floorplans to go on the market sold at $697,000 (9/19), $678,000 (8/19) and $695,000 (7/19).  See the details and photos below and contact us for more information or to arrange a private showing.

And Then There Were None……

With the latest 2 bedroom going into escrow there are officially no homes on the market. The difference between Fusion South Bay and Three Sixty is fairly strikingFusion South Bay townhomes with inventory on the rise and homes sitting in the gated community of 360 South Bay and very limited number of homes hitting the market in Fusion. It’s not clear why there are so few homes for sale in Fusion for the past few months but we certainly hope to see some new listings in the future.

360 South Bay, Hollyglen And Del Aire Homes and Real Estate

Welcome to Three Sixty, Hollyglen and Del Aire in Hawthorne CAThree Sixty South Bay homes for sale

Fusion South Bay is located in the Hollyglen area of Hawthorne CA. Hollyglen is a great alternative to neighborhoods like West Torrance and Southwood (Torrance) as it has a similar look and feel but prices are generally a bit more affordable. It’s also populare with commuters as it lessens the drive time by quite a bit with convenient access to the freeway. The neighborhood of Hollyglen sits west of the 405 Freeway, north or Rosecrans and south of El Segundo Blvd. Most of the homes in Hollyglen were post war 40’s and 50’s bungalows ranging between 900 and 1,400 feet. Prices have risen dramatically over the past few years with homes ranging between the low $700,000s to over a million. One of the strongest appeals to Hollyglen is the award winning Wiseburn School District. A past concern was the lack of a high school in the district but that’s changing with the completion of Wiseburn High School. At the top corner of the community sits Three Sixty at South Bay which is a very popular alternative to Fusion.

Many home buyers that are interested in Fusion are also looking at 360. Three Sixty is a few years newer than Fusion and has amenities to rival a luxury hotel with multiple pools, jacuzzi, state of the art fitness center, incredible clubhouse rooms, dog park, multiple parks and a sport court with basketball and paddle tennis. There are a number of layouts and floorplans including the single family style detached Terrace homes, single level condos in the Flats and townhomes in the Courts, Row, Townes and more. Prices range from the low $600,000s for a studio in the Flats up to $1.3M for the largest of the Terraces.

First Quarter Recap – Home Sales in Fusion Through March

It’s been a slow year so far in Fusion with only 4 properties on the market in 2019 thus far.  Currently there is only one active listing at 5403 149th Pl #4 which hasBeautiful A unit interior spaces in Fusion been on the market since mid January.  It’s a beautiful home but a challenge to get in for a tour which is partially responsible for the long time on the market.

Currently one home is in escrow at 5406 #18 which is a 2 bedroom C floorplan that had been on the market for a while.

The only other activity for the year were two sales that have thus far closed in 2019.  Both were 3 bedroom J units which are normally very rare but seemed to be a wave of them in 2018 early 2019.  The home at 5512 W 149th Place Unit #11 sold off market in January (and was quickly rented out) but had been on the market in and out of escrow in 2018. The home at 5402 W 149th Place Unit#12 sold after one week. It was listed at $829,000 and sold at $820,000. It was a nicely upgraded unit but location was a bit of a challenge with views of the electrical substation.

5406 W 149th Place #18 – C Floorplan for Sale in Fusion for $735

We’ve written quite a bit about the C floorplan currently for sale in the 5406 #18 as it’s surprising to see it still on the market.  The
C floorplan is fairly rare and the appeal generally lies in the fact that it’s significantly bigger than the smallest A and B units (around 1,000 square feet), and it offers a 2 car attached garage (A and B units have a 1 car detached garage)  My clients feedback indicates that the floorplan isn’t one of the preferred but again given the size difference between this and the smaller units it’s surprising to see it still on the market.  It certainly appears to be an indication of a slowing market in a community that was white hot in 2018.
