Fusion South Bay is wonderful gated community in the Hollyglen neighborhood of Hawthorne. Many home buyers contact us in their search for homes or their search for a Fusion real estate specialist.
A Bit of Background
An important thing to understand and a frequent misconception is how real estate works in Fusion. When Fusion was first built by Centex Homes around 2007, they had an on-site sales office. The only way to buy a home in Fusion was to go through their sales office. Realtor’s involvement, if any, ended when they accompanied their clients to the complex.
Today’s Real Estate Market
The original Centex owned homes sold long ago so there are no longer “model” homes to walk through, no sales office and no sales agents that represent the builder. At this point all of the homes are individually owned and therefore any sales are just like other neighborhoods. The seller ususally chooses a realtor who then puts it on the local MLS where buyers and agents find it. Buyers can also be represented by just about any licensed realtors as well.
Who Specializes in Fusion Home Sales?
There are several great realtors that sell the bulk of the homes in Fusion. They have become trusted advisors for both buyers and sellers and through referrals, word of mouth, and their knowledge of the community they sell more homes than other realtors. Unlike some other communities there are still a number of original owners in the complex and as they didn’t have realtors when they purchased (again the original buyers went through the sales office that no longer exists) they sometimes work with out of area listing agents which may not be the most beneficial to the sellers but it’s certainly their choice.
We are local full time realtors and we specialize in Fusion South Bay. Keith Kyle is one of the top realtors in Fusion and 360 and has helped many buyers and sellers in the community. Keith knows the complex, understand why people are motivated to live there and has a vast network of both owners and agents to try to not only stay current on the market, but often to know and potentially sell homes prior to them coming on the market. Contact Keith via email or phone at 310-251-2344 to find out how he can help with your real estate needs.
