One of the two closed sales in October was an upgraded G floorplan offering 3 bedrooms and 1500+ square feet. It was listed at $949,000 and closed at $980,000 after only 3 days on the market. The G layout in Fusion is the smaller of the three bedroom layouts with 1,500+ square feet. The main difference being that the living areas are multi level unlike the J floorplan. The other difference is that there are fewer entry stairs in this level. As with all Fusion homes 5401 #12 offered air conditioning and is in the award winning Wiseburn School District. The home was in very great condition featuring a beautiful kitchen and some nice upgrades. Fusion is located just east of Manhattan Beach in the Hawthorne neighborhood of Hollyglen.

clean look that felt quite different from the original builder finishes. The home was listed at $815,000 and closed escrow at $860,000 which would have been an unheard of number even earlier in the year….oh what a market it is.

The number itself isn’t all that unusual given that the last two B floorplans with similar layouts and square footage closed at $760,000. What was a bit surprising is that the location of 5511 #10 is a bit of a challenge as it fronts Aviation so there is definitely some road noise. It’s quite a ways back due to the grassy park area and parking lot out front but still gets it’s share of noise. $755,000 is an impressive price but the home was in very nice condition with granite counters, hardwood floors and updated stainless appliances.
