The Weather May Be Hot, But the Fusion Real Estate Market is Not

While we should be seeing numerous homes in Fusion come on the market each month in the summer….that’s not the case.Fusion South Bay pool and spa

What should be a pretty ideal time to list homes for sale given the weather and the season seems to be a big dud so far. Normally we see a good number of new listings in Fusion during summer. Whether people are just in town on vacation, looking for homes in the Wiseburn School District so they can enroll their kids before September, or just realizing it’s cooler near the beach, summer is usually a busy season.

Not this year with almost no homes currently on the market. There are currently 2 homes in escrow and a third “H” floorplan was just pulled off of the market after 71 days on the market. Just today a new listing finally came available priced at $699,000 which is the smallest “A” floorplan.

Here’s to hoping the market picks up and gets hot….like the weather finally has.

Slow Days in Fusion Real Estate Market

It’s been a pretty slow start to the usually busy summer real estate market in Fusion South Bay. While there were a few sales early in the summer, there’s currently only one home on the market. Unlike 360 with a sudden influx of new listings there hasn’t been a new listing in Fusion since the rare H floorplan 2 bedroom became available last month.

Fusion Inventory on the Rise! 4 Homes for Sale

As of 5/7/19 we’ve seen quite a jump in homes for sale .  There are now 4 townhomes and condos  on the market in Fusion. For various reasons there have been veryFusion South Bay townhomes few homes for sale in this gated community in the South Bay but that’s changed a bit. That’s good news for home buyers. Not only does that make negotiating slightly easier, but there is a variety of Fusion floorplans now for sale. Ranging from the smallest 2 bedroom B layout to the rare 2 bedroom H floorplan that’s the biggest 2 bedroom in the community. In addition to the 4 homes currently on the market we’re aware of an off market home as well making for an even greater number of homes and floorplans available.

E Floorplan in the 5403 Building Now In Escrow and Pending

What’s good news for owners and sellers in Fusion is the recent accepted offer on 5403 #4.  It had been on the market for over 80 days which is unusual for a such a high demand community but showing the home was difficult and made it a bit tougher to sell.  See why you want to make it easy to show your home in Fusion.  It’s great news that it offically went into escrow on 4/5… we’ll keep our eye out on this one with updated price information once it closes escrow.

First Quarter Recap – Home Sales in Fusion Through March

It’s been a slow year so far in Fusion with only 4 properties on the market in 2019 thus far.  Currently there is only one active listing at 5403 149th Pl #4 which hasBeautiful A unit interior spaces in Fusion been on the market since mid January.  It’s a beautiful home but a challenge to get in for a tour which is partially responsible for the long time on the market.

Currently one home is in escrow at 5406 #18 which is a 2 bedroom C floorplan that had been on the market for a while.

The only other activity for the year were two sales that have thus far closed in 2019.  Both were 3 bedroom J units which are normally very rare but seemed to be a wave of them in 2018 early 2019.  The home at 5512 W 149th Place Unit #11 sold off market in January (and was quickly rented out) but had been on the market in and out of escrow in 2018. The home at 5402 W 149th Place Unit#12 sold after one week. It was listed at $829,000 and sold at $820,000. It was a nicely upgraded unit but location was a bit of a challenge with views of the electrical substation.
