We haven’t seen much on the market recently in Fusion South Bay, one of the South Bay’s only relatively newer construction communities. The prices are still reaching new heights with the A floorplan priced at $649,000 although the 3 bedroom was priced below the prices of the most recent comps both selling over $800,0000.

The trend of extremely low housing inventory in Fusion South Bay continues with March 2018 starting and no active homes for sale in one of the Beach Cities only gated communities. 2017 – Fusion Townhome Sales Year in Review
What an incredible year it was in the gated community of Fusion South Bay. Demand for these newer townhomes remained heated and homes prices reflected that with home values skyrocketing. The influx of demand from nearby tech companies such as Google, Yahoo, Spacex and more added to the already strong demand. Fusion, along with 360 South Bay, are two of the only recently built gated communities with such and ideal location and are a great alternative for buyer’s looking for Redondo or Manhattan Beach. Fusion South Bay Real Estate Market Update
It’s been on the slower side in Fusion South Bay over the summer with inventory of new homes for sale continually on the low end. There have been 8 homes on the market over the summer with 2 very news listings (as of 8/23/17), 2 pending home sales and 4 closed sales. Of the 4 closed sales 1 sold at the list price, 2 above list price and one home sold below the list price. Suddenly Some New Home Inventory in Fusion South Bay
It wasn’t long ago that we were wondering if the market would ever slow down in Fusion. We also wondered if list prices had gotten too high and whether some very excessive list prices would start to slow things down a bit. It appears as though that might be the case as we are now beginning to see some price reductions and some list prices we thought were well out of line (keep in mind we’ve thought that before only to see yet a new record sales price) are starting to come down.

Rare Short Sale in Fusion
It’s been a while since we’ve seen a short sale in Fusion (or anywhere else in the area for that matter) but one just came on the market. The reason short sales are so rare these days is that with values in Fusion rising so rapidly it’s hard to understand just how anyone could be underwater. Having said that it does still happen on occasion. The current 3 bedroom unit is price well below the current market at $650,000 but whatever number is accepted has to be approved by the bank and that’s always the challenge.
