Whether it has to do with mortgage rates, time of year or just plain luck, there are finally some homes for sale in Fusion. The latest home to hit the market is a larger E townhome style floorplan offering 2 bedrooms and 2 1/2 bath. This layout features a 1st floor living room with a few steps up to the dining and kitchen areas. Upstairs are 2 bedrooms each with en suite bath along with the laundry area. With approximately 1,410 square feet this is one of the larger 2 bedroom layouts in the community.
5506 #4 has some original builder upgrades but most finishes are what the original builder called the base package…..white cabinets, white countertops. It appears to be very well maintained and in nice condition.
As with all of the condos and townhomes in Fusion the community is served by the award winning Wiseburn School District.
Community amenities include a very nice pool and spa, small playground, half basketball court and an abundance of landscaped walking paths.

It’s nice to finally have some homes to talk about in the gated community of Fusion. It’s been a historically slow year with few to no listings. There have been 2 recent listings of larger 3 bedroom homes and now there’s one of the smaller “A” floorplans that was just listed.

5400 W 149th #11 is a very nicely updated and well maintained “A layout”(click to see floorplan) which the smallest layouts in the community. This floorplan offers a compact and efficient living room/dining room/kitchen downstairs along with a full bath, guest room and stackable laundry closet. Upstairs is the primary suite so it makes for a pretty appealing layout for roomates or people that have guests staying with them. One of the really nice features of the A floorplan (as opposed to the B floorplan above) is that the balcony/patio out front are some of the largest of all floorplans and very usable.
The A and B units have pretty tight one car garages that are just seconds away but are not attached so no direct access from the home. In addition to the 1 car garage owners of A units have a designated parking spot out front.

Listed by Richard Eldred of Coldwell Banker Residential, 5403 W 149th Place #6 in the gated community of Fusion South Bay just hit the market after several days as a “coming soon” listing. This 3 bedroom “J” floorplan is the largest square footage of all the Fusion layouts and at $1,155,000 is looking to set a new sales price record. The list price is clearly based off of the sale of 5404 W 149th Place Unit#7 which was listed at $1,099,000 and closed at $1,155,000 back in June.
5403 W 149th #6 is a very nicely upgraded “J layout”(click to see floorplan) with a major selling point of having all living spaces on one level. The one tradeoff is that there are lots of steps from the garage as the J units sit above the G 3 bedroom units. This home has a number of really nice features including updated hickory hardwood floors, granite counters in the kitchen, fresh paint, stainless appliances and remodeled bathroom. The listing mentions a half bath on the “lower” level but we’re not sure what they are referring to as we’ve never seen that in any other J unit. Some of the highlights of this layout are the open floorplan, living spaces and bedrooms on the same level, larger balcony than normal and huge windows in the living and dining areas.

As one of the top realtors in the community of Fusion in Hawthorne…..I just can’t figure it out. While other nearby commmunities such as Manhattan Village and Three Sixty just keep rolling along at a pretty steady pace….there is just nothing for sale in Fusion.
We put together a report every year comparing the number of sales to the previous years and 2023 YTD is the slowest year we’ve ever seen. In 2021 there were 21 homes sold in Fusion…..then things got slow. 2022 saw only 8 sales all year long and then in 2023 there have only been 4 with no listings in the past 2 months.
Making it even more odd is that all 4 were not on the market until May so basically there were no listings in the first quarter and now zero listings in the 3rd quarter. We don’t have a definitive explanation as it’s certainly not a lack of demand as nearby neighborhoods and communities show. We’re guessing that the usual Fusion owners that might be looking to sell and buy something larger, or different, are worried about the interest rates on a purchase and simply think it’s the wiser choice to stay put. Regardless nobody is selling and it’s making for a VERY slow year.
Normally this would be the section in our post where we say “see the current homes for sale in Fusion”……this year that just hasn’t been possible.
