So How Do You Find Out About Fusion Listings Before They Hit the Market?

Many buyers are interested in finding out about listings before they hit the market…or even better….listings that won’t be coming on the market.  The advantages are obvious and knowing about homes before others can be a tremendous help when searching for a home in a seller’s market.

So how do you find out about these “off market” or “pocket” listings?

Choosing a realtor that specializes in the Fusion community and has a deep network of both owners and realtors is critical.   It’s also critical to work with an agent that is contantly reaching out to those owners and agent to get information not readily available.  We pride ourselves on being top agents in both the Fusion and  360 communities.  We often hear of listings that never make it to the MLS.

For buyers the key is not only to work with a realtor that may know of off market listings, but being ready if the right home comes along.  Unfortunately off market listings don’t stay off market for long, so being ready in terms of loan approval, finances, etc. is an important step.

Why So Many 3 Bedrooms Selling in Fusion Lately?

Since the original development in Fusion South Bay, 3 bedroom homes have always been rare to the market.  Usually there are only a few 3 bedrooms that sell during the year due primarily to the lower numbers of larger units.  Most of the units in Fusion are two bedrooms with each building having a very limited number of three bedroom homes.  For some reason in the later parts of 2018 and early 2019 3 bedrooms seem to be the norm…not the exception.  The last 2 homes that have sold in Fusion have been “J” floorplans with all 3 bedrooms on one level.  Of the last 8 sales in Fusion 4 were larger 3 bedrooms….that’s just unheard of in the past 5 years.

2 Homes Currently for Sale in Fusion – 1/31/19 Market Update

In years past  “only” 2 weeks on the market wouldn’t have meant anything….that hasn’t been the case over the past two years with homes in Fusion often going into escrow in the first week and some selling before they even hit the market.  The average days on market for the homes that sold in Fusion in 2018 was 11.  With one home currently for sale and  on the market for 15 days and another on the market for over three weeks, does that indicate a slight slowdown or just a temporary blip due to the time of year and weather?  This is normally a slower time of year so we’ll know more as to whether the market heats up along with the weather.

As of 1/31 there are two active listings in Fusion.  The first is a “C” floorplan at 5406 W 149th Pl # 18 that is priced at $735,000 and the other an “E” floorplan at 5403 W 149th Place Unit#4 currently priced at $799,000.  E floorplans had been one of the highest demand layouts over the past 2 years.

Get To Know the Neighborhood – Wiseburn School District

One of the elements that makes Fusion at South Bay such a great community  is the award winning Wiseburn School District.  Although located in the city ofWiseburn School District in the Hollyglen neighborhood of Hawthorne Hawthorne, Hollyglen residents attend this award winning school system.    One of the main concerns residents have had over the years is the lack of a local high school.  Students that graduated from the local middle school were often then enrolled in the Centinela Valley district.  As of 2015 a bond measure was passed for the construction of a local high school that will be located in nearby El Segundo.

From a real estate perspective the Wiseburn School District has a significant impact on housing values.  Homes in the district are generally priced considerably higher than those outside of the district boundaries…even if just a few blocks away.  See the current homes for sale in that attend the Wiseburn School District**

The Wiseburn Unified School District is a small  public school system in the El Segundo/west Hawthorne area that serves the Wiseburn communities of Del Aire, Hollyglen, and Wiseburn.

The Wiseburn Unified School District has entered into a  partnership with the Da Vinci Charter Schools  since 2009.  These independent charter schools were locally created to provide a high school option for Wiseburn students.  As mentioned above, in 2015 a bond measure was passed allowing for the construction of the Wiseburn High School campus that would house the three separate Da Vinci Charter Schools.

District Boundaries

As the Wiseburn district is hightly sought after the district has boundary requirements for local residents.  The district boundaries are roughly Sepulveda Boulevard on the west, Marine Avenue on the south, Imperial Highway on the north, and Inglewood Avenue on the east.  **Please note that we are providing the following for information only and cannot guarantee eligibility to the district.  Please consult with the district offices to determine residency restrictions and elegibility for the district.

Northern Boundaries  

  • Elementary school is Juan De Anza located at 12110 S Hindry
  • South of Imperial Highway to W. 127th Place, street numbers start with 5000 on all east-west streets between Aviation Boulevard and Felton Avenue.
  • Only the west side of Felton Avenue between Imperial Highway and W. 121st Street, but both sides of Felton Avenue south of W. 121st Street.
  • Avaire South Bay Apartments on 11622 Aviation Boulevard with a 90304 zip code.
  • The apartment complex on 5211 Pacific Concourse Drive and 11775 La Cienega Boulevard, both with a 90045 zip code.
  • ThreeSixty at South Bay homes on the corner of Aviation Boulevard and El Segundo Boulevard.

Southern Boundaries

  • Elementary schools are Juan Cabrillo and Peter Burnett
  • The eastside of the 405 Fwy – South of El Segundo Boulevard to W. 138th Street, numbers start with 4800 and end with 5199 between La Cienega Boulevard and Inglewood Avenue.  Only the west side of Inglewood Avenue between El Segundo Boulevard and W. 138thStreet.  (Please note, that the following are not in the Wiseburn District: houses numbered 4800-5199 on W. 139th Street to Rosecrans Avenue, as well as numbers higher than 13811 on La Cienega Boulevard, Oceangate Avenue, Shoup Avenue, and Inglewood Avenue.  These homes belong to the Lawndale School District).
  • The westside of the 405 Fwy – South of El Segundo Boulevard to Rosecrans Avenue numbers run from 5236-5550 and 13300-14100.
  • The condominiums on Marine Avenue, numbered 5401-5497, Units A & B, south of Rosecrans Avenue.
  • Fusion at South Bay homes on Aviation between Marine Avenue and Rosecrans Avenue.

Wiseburn School District boundary map

The northern and southern boundaries west of Aviation Boulevard are Imperial Highway and Rosecrans, respectively with Sepulveda.  The area is part of the City of El Segundo and is mostly commercial space.

New “C” Unit On the Market at 5406 #18

With only 17 home sales in all of 2018 it’s pretty clear that sellers were surprisingly in no rush to list their homes.  Inventory remained low for the year and hopefully 2019 will see a great number of homes for sale in Fusion.  The year is starting off well with a new “C” floorplan that just came on the market priced at $735,000.  Listed with Jodi Keel of D Reams and Co, the floorplan is one of the smaller layouts but unlike the A & B units, the home has an attached garage.  Call, text or email us for more information on this newest Fusion listing.

Fusion 2018 – Year in Review

2018 was a great year for home sales in Fusion At South Bay, one of the South Bay’s only newer construction gated communities.  There were 17 home sales with the low price of the year at $670,000 for a 1,000 (est) foot B floorplan and the highest price of the year was $855,000 for a 3 bedroom J unit.  The unit originally sold even higher but ran into appraisal issues.  The average price per foot (which doesn’t necessarily mean as much as usual as some realtors use the builders data, showing larger square footage, and some realtors use the tax assessor’s data, which is often much smaller) was $597 and median price per foot was at $602.  Located in the Hollyglen neighborhood of Hawthorne, Fusion sits just across the street from Manhattan Beach which lends itself to an even higher demand as many buyers are priced out of the adjacent neighborhoods.  The homes were generally built in 2006-2008 (with some variance).  Although there are currently no active homes for sale we do update our active Fusion listings page so visit to see any new listings.

Average days on market was 11 for the year….incredible.
