Hollyglen and Del Aire Home Prices in April 2022
One of the aspectst that makes the gated community of Fusion South Bay so sought after is the fact that it’s in the neighborhood of Hollyglen and serviced by the award winning Wiseburn School District. On that note it’s great to see what the rest of the Hollyglen/Del Aire real estate market is doing. It was a great month for the real estate market of Hollyglen and Del Aire in the South Bay city of Hawthorne CA. There were 13 closed sales during the month compared with 12 in March.
The average “asking” price was $1,107,615 with a median “sold” price of $1,182,154 meaning that most homes sold WAY above the asking price. The median price per foot was $868.

We talked about this 3 bedroom J layout a while back and it had gone into escrow in May but it fell out towards the end of the month and then reduced the price in mid June. It was originally listed for $1,149,000 and is now on the market for $1,099,000. It’s a tough break for the sellers but might be a great opportunity for a buyer looking for 3 bedrooms and one level. The 3 bedroom J floorplan is the largest layout in the community. I The layout features a nice open and bright living area that opens to the dining space and kitchen. The E floorplan is a fairly popular layout with a 2 car attached garage, fairly large living room and both bedroom on the upper level. This unit is in one of the better locations in the community. *The square footage is listed by the agent at 1,370 based on the tax records but builder info shows 1,419 square feet. March 2022 saw two home sales in the gated community of Fusion South Bay. Both sold below the original asking prices but both sold at very impressive numbers just the same. 5405 w 149th Pl #12 was a 3 bedroom G floorplan with a split level living area and all 3 bedrooms on the same level. The MLS info showed 1,410 square feet but original builder plans indicate over 1,500 square feet. The home offered 2 outdoor patios and a nice open kitchen area. As with all of the condos and townhomes in Fusion this home has A/C and is the award winning Wiseburn School District boundaries.

Two of the 31 homes that sold were in Fusion with a 2 bedroom D townhome at 5402 w 149th Pl #17 closing at $889,000 (listed for $949,000) and a 3 bedroom home at 5405 w 149th #12 closing at an impressive $1,023,750 . The average “list” price was $864,481 with the average sold price at $918,987 meaning that, in general, homes sold well higher than the list price.
