The Slowest Year on Record for Townhome and Condo Sales in Fusion

My oh my has the real estate market in Fusion South Bay slowed this year.  There were 2o townhomes and condos that sold in the gated community of Fusion in 2021.  As of this post there have been only 8 closed sales in Fusion in 2022…..and the last one sold at the beginning of September.  We’ve posted in the past about year over year comparisons and every year since 2014 there have been about 18 homes a year that sell so six……is a bit off of the mark.

We haven’t even seen a listing in months at this point so look like 8 is the number for 2022.  Normally we would put a link in this post to the current homes for sale in Fusion…..unfortunately that wouldn’t accomplish much at this point.

Let’s hope 2023 picks up the listings and available homes a bit!

Welcome to the real estate recap fr home sales in Hawthorne CA last month.  It was a bit on the slow side with only 18 homes closing escrow. This slower market was pretty typical at the moment for other South Bay cities as well.

The average “list” price was $863,550 with the average sold price at $862,717 which was considerably lower than the $966,300 in October.

The average price per foot was $679 with the average days on market a fairly brief 29.

Only one of the homes that sold was in Three Sixty and was a 2 bedroom top floor Flats condo at 12917 Central Ave that sold for $1,025,000.

Hawthorne Real Estate Market Update – October 2022 v October 2021

Welcome to Octobers real estate report and recap for homes in Hawthorne CA.  October definitely showed signs of a slowing market compared with the previous October.  There were 54 active home listings on the Hawthorne MLS compared with 28 last year which means inventory is starting to sit for a while.  Only 18 homes went into escrow compared with 31 in 2021 and only 15 homes sold in October 2022 compared with 43 last year!.  Median prices were up however with a median home price of $928,000 compared with $810,000 last october.

5405 W 149th Place #7 Pulled Off of The Market – Only One Home Now For Sale

There is now only one home on the market in the gated community of Fusion South Bay.  There had been two but recently the  2 bedroom “A” floorplan at 5405 W 149th Place Unit#7 was pulled off of the market this week.    The A  floorplan offers 2 bedrooms and 2 baths with a little over 1,000 sq feet.  The other unit that is still for sale is a similar B floorplan at 5514 W 149th Place Unit#8 that is listed for $815,000

As with all condos and townhomes in Fusion, the home has central A/C and is part of the award winning Wiseburn School District.
