While we don’t have much insight into the situation, the D floorplan that hit the market a few weeks back has been withdrawn from the market and is no longer for sale. We’ll provide more information if we can get it.

What a year it’s been for 3 bedroom homes in the gated community of Fusion South Bay! There were no 3 bedrooms sold in 2022, 3 in 2023 (which was a big year) and already this year there have been 3. Just yesterday a larger 3 bedroom J unit hit the market priced at a potential record $1,199,999 located at 5509 W 149th Pl #6.
The newest listing is a 3 bedroom G floorplan (slightly smaller than the J) at 5404 W 149th Place Unit#13 that just hit the market at $1,075,000. The location isn’t as good as it’s in the corner of the community that is adjacent to some industrial land, but the unit itself is beautiful. Some of the highlights include wide plank wood flooring, granite counters and stainless appliances in the kitchen, updated bathrooms and more. The G layout is a bit different than the J with a split level living room area. The living room is on the entry level and then you head up some steps to the kitchen, dining and bedroom level.

We’re not sure why it’s happening but 2024 has been the year of the 3 bedroom! It’s only April and this is the third 3 bedroom unit to hit the market. In most years three bedrooms have been extremely rare to hit the market. Whatever the reason we’re glad to see some homes hit the market after 2023 had fewer listings than any other year on record.
This newest listing is a nicely located 3 bedroom J floorplan which is the largest layout in all of Fusion. The square footage is always somewhat unclear as most realtors will markeet the J floorplan as having 1,790 square feet per the builders original sales presentation, but tax records indicate 1,660. In our experience it’s generally somewhere in between the two. That said all of the J units are the same size in reality despite the discrepancy.
The unit for sale is listed at $1,199,000 which would make it the highest sale price of all time. The previous high is $1,190,000 and $1,155,000. Another J unit just closed escrow located at 5507 W 149th #11. That unit had a bit of a location question (it faced the MTA transit maintenance building…..this new listing faces the interior of the community) market but sold for $1,150,000.
As with all of the condos and townhomes in Fusion the community resides in the highly sought after Hollyglen neighborhood of Hawthorne and is served by the award winning Wiseburn School District.
Community amenities include a very nice pool and spa, small playground, half basketball court and an abundance of landscaped walking paths.
