It’s been a while since anything came on the market in Fusion but there’s finally a new listing.  5402 W 149th Place #12 is a J floorplan (see video walkthrough of a J layout) that came on the market priced at $829,000.  The J unit is a rare 3 bedroom, 2 1/2 bath.  Square footage is listed at 1660 square feet but builder data shows 1730 sq feet.  The home offers some upgrades with granite counters, stainless appliances and some hardwood floors in the kitchen area.  The listing agent is Gina Hoffman of Palm Realty Boutique

Currently No Homes for Sale in Fusion South Bay

What has already been a fairly slow few months in Fusion South Bay has gotten even slower with no new listings on the market in the last month. As Fusion is just across the street from Manhattan Beach but priced in an entirely different range, this has become a very high demand community. With so little inventory the demand certainly doesn’t show signs of easing anytime soon. While there are currently no homes for sale 360 South Bay may be an alternative for buyers. Latest Fusion South Bay Real Estate News

It’s been a busy market in Fusion with a number of new listings, new escrows, price changes and closed sales. Here’s the latest:

  • 5507 #11 – This is a 3 bedroom J floorplan which is usually very rare but when this hit the market late in August this was the 3rd J unit on the market.  This beautiful home went into escrow quickly and is scheduled to close escrow on September 28th.  List price was $847,500
  • 5512 #11 – This was another 3 bedroom J floorplan that was initially listed at $850,000.  When 5507 was put on the market this home was reduced to $835,000.   They had an offer but the seller decided to pull it off of the market and it’s no longer available.
  • 5404 #10 – This is one of the smaller “B” 2 bedroom units currently active on the market and priced at $675,000.  We believe they’ll have multiple offers and it will be in escrow shortly.
  • 5403 #4 – This is a larger 2 bedroom originally priced at $815,000 and recently reduced to $799,000 and is still active.  It’s a nice unit that faces the interior.
  • 5507 #9 – This is another smaller “B” floorplan that was a relocation.  It sold quickly with multiple offers and is currently pending
  • 5400 #7 – This was yet another 3 bedroom “J” floorplan unit that faced the interior but was towards the end of the complex.  It came out at a fairly huge number of $880,000 and quickly went into escrow.  The unit will close this week at a record sales price for the community.

What Makes Fusion South Bay Townhomes Unique?

Fusion South Bay is a rarity in the South Bay.  With undeveloped land almost unheard of there are simply no places to build new housing developements.  While new construction single family and small townhome complexes are all the rage in this hyper active real estate market, larger complexes are a different animal altogether.

Fusion South Bay was built on former industrial land and, along with 360 South Bay, offers one of the only newer community in the area.  What makes Fusion so ideal is the combination of location (just east of Manhattan Beach and a short drive to the beach) price, and age.  As the homes were built around 2006 and 2007 they offer the feel of new construction with contemporary architecture and many of the updated features that home buyers are looking for such as air conditioning, granite counters, open layouts and more.

Location:  Fusion South Bay is located close to very high priced neighborhoods of Manhattan Beach and Redondo Beach.  In addition to feeling like they’re a part of these coastal towns, the complex also offers much better commuting options as it’s closer to freeway access than the Beach Cities.  Another fantastic aspect to Fusion is that it sits in the Hollyglen area of Hawthorne but unlike much of Hawthorne, it offers access to the award winning Wiseburn School District

Price:  Fusion is a great alternative to neighboring communities as you get far more for your money.  Something of a similar age in Redondo Beach could be $150K or more higher than Fusion.  As of this post the smallest 2 bedrooms which are the A and B floorplans start in the low $600,000 with the larger 3 bedroom J units selling over $800,000.  Homes in 360 South Bay are priced well above that and HOA dues in Fusion are also considerably less at just around $200 a month.

Age:  While there are plenty of new 2 and 3 on a lot townhomes in Redondo Beach the prices for those units have reached an all time high.  Fusion condos and townhomes gives that same feeling of mondern construction as a much lower price.  While each home is different with some builder upgrades in most but not all, the homes still have all of the modern features most people are looking for.

For buyers feeling priced out of the South Bay cities of Manhattan Beach, Hermosa, El Segundo and Redondo Beach, Fusion South Bay is a great alternative.
