Rarer 3 Bedroom Unit Hits the Market at 5404 #6 in Fusion

There hasn’t been much on the market this year to begin with but 3 bedrooms are generally rare even when there’s an abundance of homes.  The latest listing is a 3 bedroom 2 bath G flooplan.   The square footage on the listing shows approximately 1,410 square feet although the original builder informaiton listed them at 1,510 square feet.  This latest home is priced at $869,000 which is a bit hard to guage as the last  2 sales of 3 bedroom units, which were slightly larger J floorplans, sold at the beginning of 2019.  Given how rare these have been it will likely sell fairly quickly even at this impressive number.  Contact us for more information or for a private showing.

Fusion Real Estate Market Getting It’s Mojo Back?

It’s certainly not an easy time to predict what the real estate market in Fusion South Bay is going to do.  This is normally when the market starts picking up steam butFusion townhomes and condos  the coronavirus certainly slowed that down dramatically.  At the beginning of 2020 there were no homes for sale for months.  Then all of the sudden there were 3 and none sold immediately (one sold quickly but fell out of escrow).  Now 2 of the 3 have sold and the reason the 3rd is likely still on the market is the price.  We’ve discussed this one in the past but at $749,000 it doesn’t appear that they priced it on the recent sales or market value.

This will be a good turn of events for sellers, but buyers may have missed their very short chance to take advantage of slightly higher inventory and lower demand.

Low Interest Rates, Low HOA and Multiple Listings Make For A Compelling Time in Fusion

While there is no shortage of uncertainty at the moment, there’s definitely some compelling reasons to consider buying a home in Fusion at the moment.  Here are just a few reasons it might be a time to consider making the move….

  1. Low interest rates:  Interest rates are extremely low at the moment and this means lower payments every month….for the rest of your mortgage (assuming it’s fixed).  Lower interest rates means your purchasing power goes further….sometimes much further and a loan that might have been challenging to qualify before may now be much easier.
  2. Low HOA dues:  Many buyers don’t calculate all of the costs and HOA can often significantly impact your monthly cost.  Fusion has always had a very low monthly HOA which can help qualify for more
  3. Several homes on the market:  While just a month ago there were no homes for sale, there are now 3 (as of 4/20).  This may mean that sellers are more willing to negotiate a lower price or better terms
  4. Great schools:  The award winning Wiseburn School District only improved with the addition of the high school.  Great schools make great communities and keep home values solid in every market.
