How Do Fusion Home Prices Compare with 360 South Bay

360 South Bay and Fusion South Bay are two of the premier gated communities in the area.  Both communities are fairly new with 360 generally being built around 2012-2013 and Fusion being built around 2006.  New construction with ammenities that today’s buyers are looking for are very hard to find in a similar price range in the neighboring communities.  Both neighborhoods appealed to buyers that wanted the lifestyle of Manhattan or Redondo but couldn’t afford it.  Although todays buyers seem to be more focused on one or the other, they have long appealed to the same buyers.

The charts below show of the basic real estate market information.  It’s not always an apples to apples comparison as 360 offers everything from studio condos to large 4 bedroom “single family” style detached homes.  Fusion on the other hand offers 2 and 3 bedroom townhomes.  If you’re considering either community here are the basics:

March 2018 Fusion Update – 2 Pending Sales, One Recent Close and No Active Listings

Why are there no homes for sale in Fusion South Bay?

The demand for homes in Fusion South Bay is fairly unbelivable at the moment.  The very few listings that come on the market seem to sell very quickly and are often at record prices, so why aren’t more owners selling their homes?

There’s no really easy answer to that.  Many owners and residents decide to hold on to Fusion properties as rentals once they’ve moved out.  There is a very strong rental market in Fusion due to the location, the fact that it’s gated, the Wiseburn School District, and the fact that it’s a fairly low effort place to live.

If you’re looking for a home in Fusion there will be some that come on the market, but if the past year was an indication it may be a while before we see any real increase in the inventory and available homes.

2017 – Fusion Townhome Sales Year in Review

What an incredible year it was in the gated community of Fusion South Bay.  Demand for these newer townhomes remained heated and homes prices reflected that with home values skyrocketing.  The influx of demand from nearby tech companies such as Google, Yahoo, Spacex and more added to the already strong demand.  Fusion, along with 360 South Bay, are two of the only recently built gated communities with such and ideal location and are a great alternative for buyer’s looking for Redondo or Manhattan Beach.  Below are all of the home sales in Fusion for 2017.  As of this post there are currently no active homes for sale in Fusion but check our current Fusion South Bay listings page as it’s continually updated or sign up for FREE listing updates and never miss a new listing again.

If You Have Considering Selling Your Home in Fusion….There Has Never Been a Better Time

Realtors are pretty well known for trying to create a sense of urgency.  Statements like the above are pretty common but sometimes they are very true.  As of January 4th there are no homes for sale in Fusion South Bay and the demand has only increased over the past 2 years as neighboring Manhattan Beach, El Segundo, Redondo and 360 South Bay values have risen sharply.

Of the past 4 sales in Fusion, 3 sold over the list price and the 4th sold only slightly below their list price.

Prices rose throughout the year in Fusion and continue to rise.  As an example the A and B floorplans were selling in the $575,000 range at the beginning of 2017 and by the end of the years the same floorplans were consistanly selling well into the mid $600,000.  With tightened supply comes and even greater demand.  We are contacted by several buyers a week looking for something in the community.  If you are considering selling your home, contact us or find out what your Fusion towhome is worth in today’s real estate market.

September was another busy month in South Bay Real estate with a strong number of home sales along with some impressve prices.  Fusion South Bay saw two closed sales with a B floorplan at 5510 W 149th Pl # 8 sell just below the list price at $593,000 and an E floorplan at 5401 W 149th Pl # 13 also closing just below the list price at $772,500.

Summer Listings, Escrow and Closed Home Sales in Fusion South Bay

And then there were None – 0 Active Listings in Fusion to Start February

There’s low inventory and then there is NO inventory. Unfortunately that’s where we are at in Fusion with the last of the active listings going into escrow. As it’s an ideal time to sell, it’s unusual to see so few homes on the market. In general the market picks up in February but with inventory having been so low for so long….we’ll just have to wait and see.

What Aren’t More People Selling in Fusion South Bay?

With sky high prices, intense buyer demand and clearly a sellers market….why are so few homes coming on the market in Fusion?

That’s certainly a good question with no simple answer.  Perception is certainly a part of it as many homeowners think that if the value in their Fusion home $100,000 in the past year, why wouldn’t it go up another $100,000 in the next year.  It’s tough to keep in mind that there is a ceiling at some point and the rise in interest rates will, inevitably, slow the market down.

Another challenge for both buyers and sellers is the attempt to time the market.  This means sellers selling at the absolute peak and buyers buying at the low point.  In very rare cases this works for a lucky few but most don’t get so lucky and often times waiting can cost a lot of money.

While the bottom line is important to both buyers and sellers, each should focus on the motivations and reasons.   Selling a home is a big decision and there are factors equally important to maximizing profits.  As we’ve seen in the last few years it doesn’t take long to switch from a buyers market to a sellers market and then back again.

Fusion Sees a Strong Year in 2016 with 27 Sold Homes at an Average $665,000
